RESOLUTION APPROVING FINAL MAP OF DEROG
SUBDIVISION NO 1, PETAIrUMA;-€*IFORNIA

Regular Meeting of the City Council of The City of Petaluma on the 21st day
of May , 1962;
WHEREAS, the City Planning Commission has determined that the
final map of DeRoo Subdivision No. 1 is in substantial conformity with the tentative
map of said subdivision, and said•.Planning Commission has approved said final
map, and has certified such approval to the City Council, and has recommended.
that said map be approved;by the City Council; and
WHEREAS, the City Engineer approved said final map and his
certificate of approval has been set forth thereon; and
WHEREAS', the Council has reviewed and •considered said final
map, the plan of subdivision, and the offers df dedication shown thereon, and
has determined to approve the same, subject to the execution of an agreement,
and the,furnishing of a bond to secure performance thereof covering improve-
ments.on and in the vicinity of said subdivision, as hereafter provided;
NOW, THEREFORE, BRIT RESOLVED that said final map of
DeRoo Subdivision No. 1, be, and the same is, hereby approved, subject, how-
ever, to the following conditions and exceptions, to wit:
That the dedication.of the streets on said final map shall
not be accepted by°the City unless and until the subdivider and
owner makes, executes and delivers an agreement to and with
the City of Petaluma containing the following terms, conditions
and covenants, to wit:
1. The subdivider and owner will do, perform and complete
the following improvement work according to the improvement plan
marked, "DeRoo Subdivision No 1" on file in the Office of the City
Clerk;
a. Construct curbs, gutters, and sidewalks,on both sides of
Patricia Avenue and on the easterly side of-Mountain View

Avenue as shown on the improvement plans. 4" imported select
base material shall be placed beneath all curbs, gutters, and
sidewalks.
b. Construct. 2" plant ,mix surfacing over 6" untreated "rock
base with fog seal on Patricia Avenue and along Mountain View
Avenue as shown on the improvement plans.
c. Construct an. 8" sanitary sewer system along Patricia Avenue
as shown on the improvement plans. Construct,4" sewer laterals
with 4" cleanouts'in the sidewalk area for each lot..
d. Construct a water system along Patricia Avenue as shown,on
the plans and in accordance w ith;the requirements of the Peta-
luma Water Department to serve all lots within the subdivision.
e. Fire hydrants and an alarm system shall be installed in accord-
ance with the requirements of the Fire Chief of the City of Petaluma.
f. Construct an underground' storm drainage' system with catch
basins and connecting:laterals as shown on the improvement plans.
g. Install survey monuments in the locations as, shown on the final
subdivision map
h. Street and traffic regulatory'signs shall be installed in accord-
ance with the requirements of the Department of Public Works,
City of Petaluma.
i. All improvements shall be constructed to the standards of the
Department of Public Works, City of Petaluma.
j. The Subdivider shall reimburse the City of Petaluma for inspec-
tion at the rate of'$4.00 per hour, plus the actual cost of tests
performed by a testing laboratory to insure the quality of any
materials,
2. The Subdivider and owner 'shall furnish the City with a
Faithful Performance Bond in the sum of Thirty-Four Thousand
Three Hundred Eighty and No/Dollars ($34, 380. 00), to be issued
by a surety corporation approved by the City Manager, guaranteeing
the performance by the subdivider and owner of all the work spec-
ified in this Resolution.
3. That said Subdivider and owner shall;also'file with the City
a Maintenance Bond in the sum of. Five Thousand and No/Dollars
($5, 000. 00), to be issued by a surety corporation approved by the
City Manager, after'the completion of said work, and as a condition
for the release,of said Performance,Bond, which said Maintenance
Bond shall continue in force and effect for a period of one (1) year.
4. The Subdivider shall deposit with the City of Petaluma
the amount of money due the City as set forth in Resolution No
2339 N. C. S,;, dated..November 2, 1959.

5. The Subdivider shall deposit with the City of Petaluma ,
the amount of money due Edward Ayilla ias set forth in Resolution.
No. 2352 N. C. S., dated November 16, 1959.
6. Items 2, 4, and 5 must be completed "prior to the filing
of the final subdivision,map.
NOW, THEREFORE, BE.IT RESOLVED.that .upon the execution of
said agreement in the form approved by the City Attorney, the furnishing of said
Performance Bond, approved as to form by the City Attorney and as to sufficiency
by the City Manager,. the Mayor and City Clerk, be, and they are, hereby
authorized and directed to sign the certificate on said final map certifying that
the City Council has approved the same and accepted all the streets thereon.
I hereby certify that the foregoing' resolution,was duly
and regularly introduced and adopted by the Council of
the City of Petalunfa, on the 21 s.tday of May
1962, by the following vote.
