S 'f ', P 1 RESOLU PION APPROVING FINAL MAP OF MONTE VISTA SUBDIVISION NO I, PETALUMATCALIFORNIA., INTRODUCED BY COUNCILMAN (Ji /,>.._. and SECONDED BY COUNCILMAN ( 't at a Regular Meeting of the City Council of;{th ity of Petal _ a on the 4th day of June , 1962, i M WHEREAS, the City Planning Commission has determined that the final map of Monte Vista Subdivision No, 1 is in substantial conformity with' the tentative map of said subdivision, and, said Planning Commission has appro>;;ed said final map, and has certified such approval to the City Council, and has' recom- mended that said map be approved by the City Council; and WHEREAS, the City Engineer approved said final map and his certificate of approval has been set forth` hereon, and WHEREAS, the Council has reviewed and considered said final. map, the plan of subdiviision, and the offers of dedication shown thereon, and has determined to approve the same, subject to the execution of an agreement, and the furnishing of a bond to secure performance thereof covering improve- ments on and in the vicinity of said subdivision-, as hereafter provided; NOW, THEREFORE, BE IT RESOLVED that said final map of Monte Vista Subdivision No. 1, be and the same is, hereby approved, subject, however; to the following conditions and exceptions; to wit: That the dedication of the streets on said final map shall not be'accepted by'the City unless and until the subdivider and • owner makes, "executes and delivers an agreement to and with the City of Petaluma containing the following terms, conditions and covenants, to wit; U The subdivider and owner will do, perform and complete the following improvement work according to the improvement plan marked, "Monte Vista Subdivision No 1" on file in the Office of the City Clerk; .*;1_9 a. Construct curbs, gutters, and sidewaaks,,on Marian Way, Ramona Lane and Reynolds Drive. Pave with 2" asphaltic concrete over 8" untreated rock base and fog 'seal.. b. 'Construct curbs, gutters and sidewalks on the southeast side of Lindberg Lane:;. Pave 16 feet wide-with 2" asphaltic concrete over 8" untreated rock base and' fog seal. c, • Construct curbs, gutters a:hd sidewalks on the ss uth side, of.South McDowell Boulevard from Station 0+00 to 8+71.. Re grade entire roadway width from Station:3+30 to Station 11+ 40, Pave to center line of right-of-way with 2" asphaltic con- crete over 12" untreated rock base and fog seal from Station. 0+00 to Station 8 71. The remaining,.portions of South.Mc- Dowell Boulevard to be-regraded shall receive armor coat over re-claimed base,, d. Construct 8" and 6" sanitary systems on all streets as shown on the Improvement Plans. Construct 4" sewer laterals with 4" cleanouts in the sidewalk area area for each lot, e. Construct a complete water system to serve; all lots within the subdivision in accordance with the plans and requirements of the Petaluma Water Department. f. Constrict an.underground storm drainage system with catch basins and connecting late rals ;as shown on the Improve- ment Plans. g. Install survey monuments in the locations as shown on the Subdivision Map h. Install street and traffic regulatory signs, in accordance with the requirements of the Department of Public.Works, City of Petaluma, Provide City of Petaluma with deed of dedication from Mrs. Caulfield for widening of Lindberg Lane. j, Provide improvements for Caulfield frontage on Lindberg Lane and on South McDowell Boulevard as indicated on the improvement Plans. k. ' Reimburse the City of Petaluma for inspection time at the rate of $4. 00 per hour, plus the actual cost of tests performed by a testing laboratory to insure the quality of any materials. 1. All improvements shall: be constructed to the standards of the Dela rttnent of Public Works; City of Petaluma., 2, The Subdivider and owner shall furnish the City with a Faithful 'Performance Bond in the sum of One Hundred Two Thousand and No/Dollars ($-102, 000, 00) to be issued by a surety[corporation approved by the City Manager, guaranteeing the performance by the subdivider and owner of all the work specified in this Resolution. 2 . 30. That said subdivider and owner shall also file with the City a Maintenance Bond in the sum of Ten 'Thousand and No/Dollars ($1:0; 000, 00), to he issued by a surety corporation approved by the • City Manager, after the completion of said work; and as a condition for the release of said.Performance Bond., which said Maintenance Bond shall, continue in force and effect for 'a period of one (1) year, NOW, THEREFORE, BE IT RESOLVED that upon the execution of said agreement in the forth approved by the City Attorney, the furnishing of said Performance Bond, approved as to form by the City Attorney and as to suffikiency by the City Manager, the•Mayor and City Clerk, be, and they are, hereby authorized and directed'to sign the certificate on said final map certifying that the City Council has approved the same and accepted all the streets thereon.
