RESOLUTION APPROVING ISSUANCE OF A MITIGATED NEGATIVE
DECLARATION PURSUANT TO CEQA FOR THE CREATION OF THE
BODEGA VISTA II PLANNED UNIT DEVELOPMENT LOCATED ON
THE NORTH SIDE OF BODEGA AVENUE AT NORTH WEBSTER STREET
AND EAST OF AMEBER WAY (A.P. NO. 6-221-05).
WHEREAS, the Planning Commission has recommended issuance of a Mitigated
Negative Declaration pursuant to the California Environmental Quality Act
(CEQA) for a proposal to create a five lot, six unit residential development
on the North side of Bodega Avenue at North Webster Street; and
WHEREAS, an initial study which noted traffic, drainage, grading and
erosion, and visual impacts has been prepared for the area and has been
reviewed by the Community Development and Planning Department; and
WHEREAS, the results of this study have indicated that conditional approval
of this project will not trigger any significant adverse environmental
impacts; and,
WHEREAS, staff and the Planning commission have recommended that a
mitigated negative declaration be issued on the above project.
NOW, THEREFORE, BE IT RESOLVED that the issuance of said Negative
Declaration pursuant to the California Environmental Quality Act is hereby
approved, based upon the following findings:
1. The project as conditionally approved does not have the potential to
degrade the quality of the environment, to substantially reduce the
habitat of a fish or wildlife species, cause a fish or wildlife population
to drop below self-sustaining levels, threaten to eliminate a plant or
animal community, reduce the number or restrict the range of a rare
or endangered plan or animal, or eliminate important examples of major
periods of California history or prehistory.
2. There is no significant vegetation slated for removal as part of this
project .

3. The project as conditionally approved does not jeopardize long term
environmental goals .
4. The project as conditionally approved does not have impacts which are
individually limited but cumulatively considerable.
5. The project as conditionally approved does not have environmental
effects which will cause substantial adverse effects on human beings
either directly or indirectly .
6. Traffic from the project will not have a significant effect on the area
because of the small number of new homes proposed and because the
two new homes that will enter Bodega Avenue will do so by way of the
signalized intersection at North Webster Street.
