RESOLUTION APPROVING ISSUANCE OF A NEGATIVE
.DECLARATION PURS:U.AN>'P TO CEQA FOR THE CREATION OF THE
BOND SUBDIVTSION LOCATED- AT MARIA DRIVE
AT BAN°EF WAY (A.P.N. 149-.280-45)
WHEREAS, the Planning, Commission has recommended issuance of a Negative
Declaration pursuant to the California Environmental Quality Act (CEQA) for
a proposal to create a 17 lot residential subdivision, at Maria Drive and
Banff Way; and,
WHEREAS, the Planning Commission following consideration and a public
hearing held January 12;, 1988, has recommended that a negative declaration
be issued on the above project;
NOW, THEREFORE, BE IT RESOLVED that. the issuance of said Negative
Declaration pursuant :to the California Environmental Quality Act is hereby
approved, based upon the following findings:
1. The project as conditionally .approved does not have the potential to.
degrade the quality° of, :the. environment.,. .'to substantially reduce, the
habitat of a fish or .wildlife species, cause a fish or wildlife population '~
to drop below self sustaining levels, threaten.. to eliminate a plant or
animal. community, reduce the number. or restrict the range of a rare
or endangered plant or animal, or eliminate important examples of major
periods of California history or prehistory,:.,
2. There is nosignificant vegetation slated. for removal as part of this
project.
3, The project as conditionally approved does not have the potential to
achieve short-term to the disadvantage. of long-term environmental.
goals.

4. The project as conditionally approved does not have impacts which are
- individually limited but cumulatively considerable.
5. The ~ project as condifionally approved does not have environmental
effects which will cause substantial adverse effects on human beings
either directly or indirectly.
6. Traffic from the project will be limited because of the limited number
of home sites available.
8. Identified impacts relative to privacy protection from adjacent open
space and public lands will b~e mitigated to acceptable levels by the
incorporation of" an adequate fence design during PUD and SPARC
review .
