S. of the City of Petaluma, California RESOLUTION APPROVING ISSUANCE OF A MITIGATED NEGATIVE DECLARATION PURSUANT TO CEQA FOR THE CREATION OF THE BO_ DEGA VISTA SUB~IDIVISION LOCATED AT THE NORTH OF BODEGA AVENUE BETWEEN AMBER WAY AND N. WEBSTER STREET AND BODEGA INTERSECTION (A.P. NO. 6-221-01,03,04 & 6-480-01) WHEREAS, the Planning Commission has recommended issuance of a Mitigated Negative Declaration pursuant to the California Environmental Quality Act (CEQA) for a proposal to create a 12 lot residential subdivision, at the North side of Bodega Avenue between Amber Way and No. Webster Stree~ and Bodega intersection; and WHEREAS, an initial study which noted traffic., drainage, grading and erosion, and visual impacts has been prepared for the area and has been reviewed by the Community Development and Planning Department; and WHEREAS, the results of this study has indicated that approval of this project as conditionally approved will -not trigger any significant adverse environmental impacts; and, WHEREAS, staff anal the Planning -Commission have recommended that a mitigated negative declaration be issued on the above project; NOW, THEREFORE, BE IT RESOLVED that the issuance of said Negative Declaration. pursuant to the California Environmental Quality Act is hereby approved, based upon the following findings: 1. The project as conditionally approved does not have the potential to degrade the quality of the environment, to substantially reduce the habitat of a fish or wildlife species, cause a fish or wildlife population to drop below self sustaining levels, threaten to eliminate a plant or animal community, reduce the number or restrict the range of a rare Reso. 87~-254 NCS -I- i or endangered plant or animal, or eliminate important examples of major periods of California history or prehistory. 2. There is no significant vegetation slated for removal as part of this project . 3. The project as conditionally approved does not have the potential to achieve short-term to the disadvantage of long-term environmental goals . 4. The project as conditionally approved does not have impacts which are individually limited but cumulatively considerable. 5. The project as conditionally approved does not have environmental effects which will cause substantial adverse effects on human beings either directly or indirectly. 6. Traffic from the project will be limited because of the limited number of home sites available and will enter Bodega Avenue at a signalized intersection (with North Webster) .
