RESOLUTION APPROVING REQUEST FOR ONE
OUTSIDE SEWER .AND ONE OUTSIDE WATER
HOOK UP FOR DEVELOPMENT OF THE PETALUMA
BAPTIST CHURCH A.P. # 136-120-25
4UHEREAS, Leroy Bean, on behalf of the Petaluma Valley Baptist
Church has requested one outside water and one outside sewer hook-up for
A.P. # 136-10-25; and,
WHEREAS, on September 21, 1987 the City Council considered said
request;
NOW THEREFORE BE IT RESOLVED that said water and sewer hook-
ups are granted subject to the following conditions:
(1) The applicants will execute a binding recorded agreement which
will run with the land which. obligates the parcel's owner to: a) construct
frontage improvements to City specifications when such improvements are
constructed for neighboring properties; b) dedicate such right-of-way as
may be required for said improvements; c) construct the 12-inch sewer
main across the full. parcel frontage when neighboring parcels do likewise
and transfer temporary sewer hook-up to said main, and; d) participate on
a fair share basis in the 'implementation of the .Zone 4 water service area.
(2) The project applicant shall be subject to all hook-up fees and
permits required for securing water and sewer hook-ups prior to hook-up.
(3) It must be determined that sufficient capacity exists in the Acadia
sewer main to accommodate the project sewage flow prior to hook-up .

(4) The project shall be subject to all City Development Fees, i.e. ,
Flood Mitigation and Community Facilities Development, in effect at the time,
either water or sewer hook-up is established. The applicable flood mitigation
fee as of the date of this resolution is $13, 275.00 and comunity facilities
development fee, calculated on the .two acres currently proposed for
development is $32, 340.00. Payment schedule subject to negotiation with
City staff and concurrence by the City Council.
(5) The project shall pay a Traffic Mitigation Fee of $150.00 per
average daily trip, calculated by the City staff is to be forty trips per
day. Total fees shall be $6, 000.00. Payment schedule subject to negotiation
with City staff and concurrence by the City Council.
