HomeMy WebLinkAboutResolutions 86-310 N.C.S. 11/17/1986Resolution No. 86-310 N ~.s. of the City of Petaluma, California A RESOLUTION APPROVIr~TG AMENDMENTS TO THE TENTATIVE SUBDIVISION MAP FOR SOiJTH POINT INDUSTRIAL SUBDIVISION LOCATED Ord A 27-!- ACRE LOT BETWEEN HIGHWAY 101 AND NORTHWESTERN PACIFIC RAILROAD, ArdD BETWEEN PETALUMA ESTATES T~lOBILE HOh4E PARK AND CAPRI CREEK (A.P. NO. 007-401-17.) WHEREAS, by Resolution No. 86-141 N.C.S., South Point Industrial Subdivision Tentative Map was approved with conditions, and WHEREAS, by action taken on October 28, 1986, the Planning Commission. recommended conditional approval of an amended tentative map for said subdivision to allow access to A.P. No. 007-391-11, NOW, THEREFORE, BE IT RESOLVED that the tentative map previously approved for the project by City Council Resolution No. 86-141 N.C.S. is hereby amended as recommended by the Planning Commission on October 28, 1986; BE IT FURTHER RESOLVED that the City Council hereby adopts the findings of the Planning Commission as set out hereinafter: Firs din g s 1. The proposed tentative map revisions subject to the following conditions will conform to the intent of the zoning ordinance and the policies of the General Plan/EDP. 2. The proposed revised tentative map subject to the following conditions will not constitute a nuisance or be detrimental to the public welfare of the community . 3. Approval of this revision to the tentative map in no wa.y approves potential use within future buildings which may be constructed as a result of this map, rather each use must be conditionally approved or disapproved pursuant to the zoning ordinance, Municipal Code Chapter 20.16 and the Subdivision Map Act. BE IT FURTHER P~.ESOLVED that the City Council hereby approves the revised tentative map subject to the conditions of approval set out hereinafter . kES. N~......86-310..... h.cs. ~ .. Conditions 1. ,Approval of this revision to the .South Point Industrial subdivision. tentative map in no way voids any of the previously required conditions of. approval of that tentative map (Resolution No. 86-141 N.C.S.) . Those conditions remain in full force... 2. The Stephens parcel, A.P. No. 007-3'90-11, shall be included in the assessment district for the improvement of P~IcDowell Boulevard as has been previously regtiired as a conr~.ition of the tentative map of South Point.. 3.. An additional .fire .hydrant shall be added to the street. system of South Point Industrial Park to the approval of the Fire Marshal. An eight inch fire service main shall be provided to each lot including the Stephens lot. .4. All grading anc~ dr2inage for South Poin~t_ ubdiwision as revised shall meet the criteria of the Sonoma County Water Agency. BE IT FUF~THER RESOLVED that the City C'our.cil finds that the requirements of the Cali=fornia Environmen,ta~l 'Quality Act Guidelines remain satisfied and hereby incorporates by refereYlc'e the previously prepared environmental documentation for the project; Resolution No. 86-140 I`d.C.S. adopted b.y City Council' orr 'J"une 1, 1986.
