RESOLUTTOrd APPROVING TENTATIVE SU.BDIVISIOI`1 n!iAP
FOR. AN~ INDU,S'T~RIAL CONDDMIN3U1~1 AT

WHEREAS, Arroyo Partners as owner(s) and Subdivider (s) has filed with
this Council a tentative snap proposing to subdivide Tand within this City at
.1110-1130 Industrial Avenue, and have paid all required filing fees; and,
WHEREAS, The .City Engineer, the Director of Planning and the Planning
Commission have examined- and reviewed the same as required by law and all
reports, recommendations, and comments thereon have been. forwarded to
and considered by this Council at its meeting held on October 14, 1986.
NOW, THEREFORE, BE IT RESOLVED that this Council hereby finds as
follows:
1. The proposed subdivision, together vaith provisions for its design and
improvement, is consistent with the General Plan.
2. The proposed subdivision is compatible with the objectives, policies,
general land uses, and programs specified in said General Plan.
3. The si-te is physically suitable for the type of development proposed.
4. The site is physically suitable for the proposed density of
development..
5. The design of the Subdyison and the proposed. improvements therefor
will not cause substantial environmental damage, and no substantial or
avoidable injury will occur to fish or wildlife or their habitat.

6. The design of the Subdivision. and the type of improvements will not
cause serious public health problems.
7, The design of the Subdivision and the type of improvements proposed
will not conflict with easements, acquired by the public at large, for
access through or use of property within the proposed subdivision.
8. The overall condominium site meets the minimum lot size requirement as
set forth in the Rancho Arroyo PCD regulations.
BE IT FL7RTHER P.ESOLVED, that the conditions as set forth below shall. be
satisfied.:

1. All conditions required by the approval of the Parcel Niap and SPARC
review (files 6.8.06 and 5.957 respectively) shall be complied with prior
to approval of a final map .
2. Conformance to Fire Marshal's requirements as follows:
A. Any building or portion of a building used for highpile storage
shall conform to Article 81 of the Uniform Fire Code 1979 Edition .
B. Provide one fire extinguisher 2A rated ABC dry chemical type for
each unit.
C. The sprinkler systems shall be owned and maintained by the
Owner's Association per Section NFPA 13.
3. CC'&P.'s shall be subject to staff review and approval prior to final map
approval

- - 4. Landscape irrigation system shall be reestablished by the
- developer, to the parcel recently separated from ~ the project site
(Parcel h~Iap No.. 208) . Landscaping along that separated parcel's
street frontage shall be replaced per original master. plan prior to
approval of Final P.4ap ,and maintained., as deemed necessar~r by staff.
5. Separation of utilities shall be as required by the Chief Building
Inspector.
6. If separation of property assessments for Assessment District No. 10
(Ranch Arroyo -Industrial Avenue) is necessary, segregation shall be
completed by the Engineer of Record, subject to staff r. evie~~ and
approval.
BE IT FURTIdER RESOLVED, that the City Council finds that the
requiremer_ts of California Environmental. ~`uality Act Guidelines Section
15083 have beer. satisfied and hereby incorporates by reference the findings
of the Negative Declaration as approved by Resolution P1o. N.C.S.
BE IT FURTHER RESOLVED, based on the findings set forth above, that
the above referenced tentative map be and the same is hereby approved.
