NEGATIVE DECLARA2ION PURSUANT TO CALIFORNIA ENVIRONIvfENTAL
-QUALITY ACT FOR,. THE :ADOPTION AND APPROVAL OF A REVISED
PLANNED UNIT D_ ISTRICT DEVELOPM-ENT PLAN AND
TENTATIVE SUBDIVISION Z.-4AP FOF. COUNTRY G:LUB ESTATES UNIT IB

GUF3EF~EAS, the Planning Commission has recommended the issuance of a
Mitigated Negative .Declaration pursuant to the California Environrz~ental
Quality Act (CEQA)~ for the following project (s)
1. Revision- to the PU.D Development Plan to allow 32 residential lots and
related site improvements, and
2. A tentative subdivision map for 32 parcels in conformance with said
development plan.
WHEREAS, the Planning Commission's recommendation was made following a
public hearing on. November 11, 1.986 during which any and all information
was accepted and considered;
NOW, THEREFORE, BE IT RESOLVED that the issuance of a mitigated
Negative Declaration pursuant to the California Environmental Quality Act. is
hereby approved, based upon the following findings:
Findings
1. Alexander .Buller and Associates, Soils .Engineers have reviewed the
geotechnical reports and have stated that Country Club Estates,
Unit, 1B as conditionally approved. is satisfactory for the proposed site.
Detailed. subsequent engineering studies will he prepared and submitted
for 'City review prior to approval of the final map on the subdivision.
Prior to :construction, any additional soils. studies necessary will be
performed and the recommendations of the report incorporated 'into the
design of the improvement or building be constructed.

2,. Adequate on.-site and off-site improvements and mitigations have been
proposed to mitigate the storm drainage concerns associated ~=pith
development of the project.
3. The revised project design, street, and lot layout results in
significantly less environment impact than the previously approved
project.
4. Project design changes and conditions of approval have been or will be
adequate to mitigate potential impacts associated with development.
5. The project conforms to the City's General Plan and Environmental
Design Plan.
6. The project as conditionally approved does r_ot have the potential to
achieve short term to the disadvantages of long term environmental
goals .
7. The project as conditionally approved does not have impacts which are
individually limited, but cumulatively considerable.
8. The project as conditionally approved does not have environmental
effects which will cause substantial adverse effects on human beings
either directly or indirectly.
