S. of the City of Petaluma,, California ~~ ~ ~~ A RESOLUTION .OF THE PETALUMA CITY COUNCIL UPHOLDING AN APPEAL TO A SITE .PLAN AND ARCHITECTURAL REVIEW COMMMIT--.TEE CONDITION OF APPROVAL OF THE STEPHENS WAREHOUSE OFFICE BUILDING TO BE LOCATED AT THE EN`D OF DYNAMIC ST-BEET BETWEEN NORTHWEST PACIFIC RAILROAD RIGHT-OF-WAY AND U.S,. 101 FREEWAY, ASSESSOR'S PARCEL NUMBER 007-390-11 VVI-IEREAS the Site Plan and Architectural Review Committee at their meeting of h4ay 22 ; 1986 , conditionally approved the proposed 69, 000 square foot office warehouse building and associated site improvements for. Accessor's Parcel Number 007-390-1.1 (..File 5.1014) ; and, WHEREAS the applicant,, Richard Lieb, on behalf of the property owner, Charles Stephens, has appealed the Site Plan and Architectural Review Committee requirement of landscaping in they CalTrans right of way fronting the project. site; and, WHEREAS the City Council held public hearings on the appeal on July 7, 1986. NOW, THEREFORE, Ue it resolved that the City Council hereby upholds the appeal of the Site Plan -and Architectural Review Committee condition regarding landscaping in the public right of way fIighway 101. anal. hereby amends the relevant condition of SPARC approval, condition 8A, to read as follows 1. Screening, shrubs shall be planted at the top of the bank of the freeway right of v~ay. along the portion of the right of way which faces the proposed. storage building: Number,. placemeizt and species of the shrubs to staff and CalTrans approval. _ .. 2. Trees to be planted adjacent to the 'office warehouse building on the freeway side per the landscape plan shall be specimen sized trees so as to' !ma-ke a more immediate landscape impression of the site from the freeway . i - ~i . ,• ,~ s .', 3. The storage building shall be set back at least 20 feet from the - property line adjacent to the freeway and the set back area shall be ,planted with two lines of redwood trees minimum of 20 feet on center, staggered on either side of th.e sewer line which exists in this area of the site.. Design and placement of trees to .staff approval. BE IT FURTHER RESOLVED that the City Council hereby reaffirms the approval of the Stephens Office Warehouse Building by the Site Plan and Architectural Review Committee and all the other- conditions imposed by SPARC with the addifion of the aforementioned revision to condition 8A, Under- the power and authority conferred upon this Council by the Charter of said City.
