S. ~ of the City of Petaluma; California RESOLUTIO'N APPROVIN,G TENTATIVE SUBDIVISION MAP FOR P-ARK PLACE MED-TCAL CENTER ON PROFESSIONAL DRIVE, EAST OF N. MCDOWELL BLVD. WHEREAS, Qantas Development as owner(s) and Subdivider(s) has filed with this Council a tentative _ map proposing to ~subdivide land within this City in the vicinity of Professional Drive an:d N. McDowell Boulevard (Assessor's Parcel #149:-300-01 and 07) to be known as Park Place Medical Center Condominium Plan Subdivision,, and have~ paid all required filing fees; and, . WHEREAS, the City' Engineer,= the Director of; - Planning and the Chief Building Inspector, have: examined and reviewed the same as required by law and all reports., recommendations, and .•comments thereon have been forwarded to and considered by this Council at its meeting held on May 6, 1985; and ~ WHEREAS, by action taken on April 9, 1985,, the Planning Commission considered and forwarde_d a recommendation to the City Council on the tentative map . NOW, THEREFORE, BE IT RESOLVED that this Council hereby finds as follow s : 1. The proposed subdivision, together with provisions for its design and improuement, is consistent with the General Plan. 2. The 'proposed subdivision is cornpatible with the qbjectives, policies, general land uses, and programs specified in said General Plan. 3. The site is physically suitable for the type of developr:~ent proposed. 4. The site :is physi'cally suitable for the proposed density of development . 5. The design of the Subdivision and the proposed improvements therefbre will not cause substantial envirorimental damage, and no substantial or avo'idable injury will. occur to fish or wildlife or their habitat. 6. The desig-n: of the Subdiv,ision and the type of improvements will not cause serious public health problems. Reso :No. 85-135 N.C. S. .~ 7. The design of the 5ubdivision arid -the type of improvements proposed will not eonflict with easements, acq,uired_ by the public at large, for access througli or use of pr.operty within the,. proposed subdivision. 8. The discharge , of waste from the proposed' subdivis.ion into the existing community sewer systea? will not restilt in. ~iolation of the existing requirements prescribed by the Regional. Vdater Quality Control Board. 9. The proposed map, subject to the following conditions, complies with the requirements of Petaluma Municipal Gode Chapter 20.16 and the Subdivision Map Act~. sE IT FURTHER RESOLVED, based on the findings set forth above, that the above referenced tentative map be and the same is hereby approved subject to the conditions set forth below: Conditions : l. The six units should each be serviced ~by separate water meter or the Conditions, Covenants and Restrictions .should be revised to include water billings distribution among the six properties. Additionally, the CC &R's should cover sewer billing - be it individually billed or as part of the property owner's association . 2. The project shall compl-y with- ~ all requirements ~ as set forth by the Chief Building ~Inspectbr., subsequent to the cocnpletion of an on-site inspection to determine compliance of .,existing sshell of structure with applicable codes (cost; . if any, ; to be ; bor-ne by the -applicant ), pr.ior .to approvai of the final ~map. - : _ ~ 3. Improvements shall comply with the deyelopment plan and master landscape plan as appro"ved at time of; Park Place Medical Subdivision (1984) . ' ' 4. The project will comply with all appli'eable Building/Fire Code regulations . ' ' 5.
