S. 4. of the City of Petaluma, California A.RESOLUTION APPROVING THE REUISED UNIT DEVELOPMENT PLAN FO:R ~THE' 'WESTRIDGE SUBDIVISION UNIT< TII LOCATED AT "I° STREET, AND SU,NNY;SLOPE .ROAD AND READOPTING CONDTTIONS OF T:HE 'UNIT 'DEVELOPIVIENT ~PI;AN' A5 'ORIGINALLY ADOPTED BY ~ ORDINANCE 1'049 N..C:.S:.^ . WHEREAS, Ordinance N"o. 1613 N.C.S: rep:ealed Ordinance No. 1049 N.C.S. and deleted references to the Unit Development Plan and conditions thereon from the legislation readopting the PtJD zone designation; and WHEREAS, by action taken on _Febr:uary _y26, 1985, .the ~'Planning Comr_iission recommended conditional ~adoption of revisions to~ the Uriit Development Plan to incorporate/revise development standards as summar.ized in the attached Exhibit _A; ~ NOW, THEREFORE, BE IT RESOLVED that the final unit development plan on file in the Office of Community Development and Planning previously approved for the projec~t by City Council Ordinance 1049 N. C. S. is hereby approved as r.evised pursuant to Section 19A-504 of Zoning Ordinance No. 1072 N. C. S. , as amended; and; B`E IT FURTHER RE5QLVED that the City Council hereby adopts the findings of the Planning Commission as its findings as set out hereinafter: Fin din gs : l. The Development ,Plan_s ~clearly result in a more desirable use of land and a better physica:l environment that would be possible under any single district or combination of zoning districts. 2. The PUD District is' proposed on property which has a suitable relationship to a thoroughfare; and said thoroughfare is adequate to carry any additional traff.'ic generated by' the development. 3.. The plans for the de~elopments present a unified and organized arrangement of buildings and service facilities which are appropriate in relation to adjacerit properties, and adequate landscaping is included to insur.e compatibility. 4. The natural and scenic qualities. of the site are protected with aclequate ava'ilable public anci private spaces designed on the Unit Development Plan. 5. The deveTopment of the subject property, in the manner proposed by the applican,t_, will not be detrimental to the public welfare, will be in the best interests of the City anel will, be. in keeping with the general intent and spirit of he zoning regulations :of the City of Petaluma, with the Petaluma General PTan, and the Env.ironmental Design Plan.
