S. ~j _. _ .. _ of the City' of Petalurria, California ~~" Iq ~ ~ ~`' , ~, . _. _ ._ y ' ~~ . ~ ~ .~ _~r~~ _ APPROVING DEVELOPMENT PLAN ~~D^i ~~ SONOMA f3IGHLANDS RESIDENTIAL D~EVELOPMENT GENERALLY LOCATED BETWEEN "D" 5TREET AND WESTERN AVENUE WHEREA5, by Ordinance No. 1571 N: C.. S., Assessor's Parcel No.'s 8-321-42, 8-480-05, 8-490`=04, 06, :09 and 10';;~ 19-120-15 and 16 were rezoned to P. U. D., (Planned U.nit Developrnent) ; and,` ~ WHEREAS, by action taken on January 24, 1984, the Planning Gommission recommended adoption of the final unit development plan for 251 single-family detaahed and 50 condominium , units in said Planned Unit District : NOW, THEREFORE, BE IT RESOLVED that, the final unit development plan on file in the Office of Community Development and Planning is hereby approved pursuant to Section 19 A-504 of Zoning Ordinance No. 1072 N.C.-S., as amended; and, BE IT FURTHER RESOLVED that the City Council hereby adopts the following findings: 1. The plan clearly `results in a more desirable use of land and a better physical environment than would be pos5ibl'e under any single zoning district or comb;ination of zoning distriets, 2. The P. U. D. District is proposed on property which has a suitable relationship to. one (-1) or more thoroughfares; and that said thoroughfares are adequate to carry any additional traffic generated by the developinent. 3. The plan for the proposed developmenb presents a unif•ied and organized arrangement of buildings and service . facilities which are appropriate in relation to adjacent or nearby properties, and that adequate landscaping and/or screening is included if necessary to insure compat'ibility. 4. The natural and scenic qualities of the site are protected, with adequate available public and private spaces designated on the Unit Development Plan. 5.
