RESOLUTION APPROUING' THE ISSUANCE -0F A MITIGATED
NEGATIVE DECLARAT-ION PURSUAN~T 'PO THE CALIFORNIA
ENVIRONMENTAL QUALITY ACT AND THE' PRIOR ADOPTION
OF A CITY-WIDE MAS.TER ENVIRONMENTAL IMPACT REPORT
F.OR TENTATIVE SUBDIVISION MAP FOR REDWOOD BUSINESS PARK
LOCATED IN THE VICINITY OF THE NQRTHEASTERN CORNER OF
OLD REDWOOD HIGHWAY AND ~,~CDOWELL BOULEVARD NORTH
WHEREAS, the Planning- Commission has recommended the issuance of a
. Mitigated Pdegative Declaration pursuant to the California Environmental
Quality Act (CEQA) for tYie following projects
- 1. Tentafive Subdivision Map for Redwood Business Park,
located in, the vicinity of the northeastern corner
of Old Redwood Highway and McDowell Boulevard North,
Sonoma County Assessor's Parcel~ Numbers 47-213-15,
13Z-010-4T and 6`5.
WHEREAS, tlie City has adopted a Mas.ter Environmental Impact Report
on the City's General Plan/Environmental Design Plan which depicts the land
use classification proposecl for the project; and,
WHEREAS, additional focused environmental studies such as traffic
study, air quality analy:sis, and soils report have been prepared for the
area and which have been reviewed by the Qotnmunity Development and
WHEREAS, the City Coun,cil has considered and concurs with the
findings made by the Planning Commission in the Commission's
Planning Department and the Planning Coinmission.;. and,

NOW, THEREFORE, BE ~IT RESOLVED that the issuance of said
Negative Declaration pursuant to tlie California Erivironmental Quality Act is
hereby app'roved, based upon the following findings:
1. The City council has considered any comments and mitigating
measures received pertairiing to issuance of said Negative
Declaration, and finds the responses thereto to be adequate.
2. No significant adverse environmental effeets - will result from the
project as proposed., or any potentially s'ignificant effect
will be mi-ti~gated by the proposed desigri an~d execution of the
project. ~
3. The project is in conformance with the G`eneral Plan/Environmerital
Design•~:Plan for whieh~ t'he Ci~ty Master Eriv~ironmerital Impact
Report was eertified.
4. No indications of a"rchaeological resources are presented on-site.
5. Additional air .polluf'ion generated by the project is not expected
to exceed permissible standards.
6. Proposed development is not expeeted to have a significant impact
on rare or endangered wild-life habitats.
7. Projected traffic generation is, not: expected to impact neighboring
streets b'eyond their planned capacity because adequate mitigation
mea"sures are incorporated in the conditions of approval.
8. Conditions of approva'1 p:ursuant to Zoning Ordinance Article 16
and Munic'ipal Code Chapter 17.30 adequately mitigate the potential
o£ this project `to in~crease the. flooding of adjacent properties .to a
level of insi:gnificance.

9. The increase in housing demand caused by this project is not
aonsid"ered significant on a large or regional basis,
