APPROVING THE TENTATIVE MAP FOR. NEW DAWN
120 SINGLE-FAMILY UN.ITS LOCATED AT
215 IVORTH MC DOWELL BOULEVARD
(A.P. NO. 137-060-15)
WHEREAS, Kuykendall and Chatham Developers as owner and subdivider,
has filed with this Council a tentative map to sub:divide land within this
City to be known as New Dawn Subdivision, and has. paid all required filing
fees; and,
WHEREAS, the City Engineer, the Director of Planning, and the Planning
Commission have examined and reviewed the same as r-equir-ed by law and all
reports, recomtnendations, and comments thereon have been forwarded to
and considered by this Council at its meeting held on April 16, 1984,
NOW, THEREFORE, BE IT RE'SOLVED that tliis C'ouncil hereby finds as
follows:
l. The proposed subdivision, toget'her with provisions for its design
and improvement, is consistent with the General Plan.
2. The proposed subdivision 'is compatible with the objectives,
policies, general land uses, and programs specified in said
General Plan.
3. The site is physically suitable for the type of development
proposed.
4. The site is phys.ically stxitable for the proposed density of
development .
5. The design of the subdivision a•nd the proposed improvements
therefor will not cause substan,tial ~:environmen~taI damage, and no
substantial or av.oidable injury~ will `occur to fish or wildlife or
their habitat. -
6. The design of tliea Subdivision. and the - ty,pe ~of ~improvements. will
not cau:s'e serious 'public liealth" groblems. '- ~
7. The proposal for a sidewalk on only' one side of Twilight Drive
and Misty Way will not jeopardiz;e tlie ,public safety.
BE IT FURTHER RESOLVED, based on the findings set forth above, that
the above referred to~ tentative map, be •and:, the: same .,is hereby approved,
subject to the conditions set forth below and ineorporated herein as follows:
1. The pr-oject shall comply with the commerits and conditions set
forth by the City Engineer in the attached eorrespondence.

satisfied by Resolution No. 84''80 N. C. S. , adopted by the City Council
