A RESOLUTION APPROVING A REVISED UNIT DEVELOPMENT PLAN
FOR ROYAL OAKS MOBILE HOME PAR'K UNIT I
LOCATED ON THE EAST "SIDE `OF NORTH MC 'DOWELL BOULEVARD-
NEAR SUN.RISE PARKWAY (A.P.'~ No. 137-060-38)
WHEREAS, by Ordinance No. 1474 N, G. S. , the area represented
by Assessor's Parcel No. 137-060-38 was r,ezoned to Planned Unit
Development .
WHEREAS, by action taken on April I0, 1984, the Planning
Commission recommended conditional adoption of a revised final unit
development plan for Phase I of said project.
NOW, THEREFORE, BE IT RESOLVED that the unit development
plan previously approved for the project bg City Council Resolution No.
9231 N.C.S. as revised by City Council Resolution No. 9843 N.C.5. is
hereby amended to permit the requested change in carport/garage designs,
building locations, fencing, etc. as described in the Planning Commission
minutes of April I0, 1984 pursuant to 5ection 19A-504 of Zoning Ordinance
No. 1072 1V. C. S. , as amended; and,
BE IT FURTHER RESOLVED that the City Council hereby adopts
the findings of the Planning Commission as its findings as set our
hereinafter :
1. The Development Plan clearly results in a more desirable use of
land and a better physical environment than would be possible
under any single district or combination of zoning districts.
2. The PUD District is proposed on property ~vhich has a suitable
relationship to one (1) or more thoroughfares; and said are
adequate to carry any additional traffic generated by the
development.

Conditions :
1. Setbacks
a. For units with garages: front, setback .fro.m lot line shall be
a miri-irrium of ten (1D) feet ~or twerity (2~0) feet or greater.

area: Garport/driveway depth sha11 be a minimum of forty

BE IT FURTHER RE50LVED that the City Council finds that the
requirements of the California Environmental Quality Act Guidelines,
Section 15083 have been satisfied and hereby incorporates by reference the
Negative Declaration adopted by Council Resolution No. 9230 N.C.S. on July
6, 1981.
