A RESOLUTION APP-ROVING REVISIO'N~S TO THE UNIT
,DEVELO,PNENT PLANS FQR PARK 'PLACE SUBDIVISION UNIT'S II AND TII
LOCATED IN THE VICINITY OF MCDOWELL BLVD, r1OTH ANI; RAINIER AVE.
WHEREAS, by Ordinance N`o.'s 15:31 and' 15.32 N.G.S., Park Place
Subdivision Units II~ and .•III respectively, were.;rezoned to Planned Unit
Development, and„
WHEREAS, by action taken on September 11, 198'.4;,. the Planning Commission
recommended conditional adoption. of revised final unit development plans for
Park. Place Units II and. III'. to incorporate/revise development standards.
NOW,. THEREFORE, B`E IT RESOLVED that theunit' development plans
,previously approved for "the projects ~by City Council Resolutions No. 95'T6
and 9:793 N.C..S. respectively ar,e hereby :amended to permit the
incorporation/revisions to ~ :development standards as described in the
Plariring commission minutes . of September 11, 1984' and summarized. in .the
attached. Exhibit. A;
BE'. IT ,FURTH-ER RESOLVED that the City Council hereby. adopts the
' findin'g.s of the' Plannin-g Gommisson as. its findings as set out hereinafter:
1. The De~elopmerit Plan clear-ly results in a more desirable use of
land and a better `physical environment tliari would. be possible
under any.. single district or combination of zoning districts.
2. The PUDDistrict is proposed on` prop:.erty which. has a suitable
relationship to one. (1) or more thoroughfares; and said are ..
adequate -to carry any additional, "traffic:- generated by they
development.... • •
3. .Theplan for'. the, ;proposed. development presents: a unified and
organized arrangement of btuldng~s -arid .Service. facilities which
are appr-opr:ate in relation to adjacent properties, and. adequate
landscaping, i!s included' to insure compatibility.

4. The. natural and scenic equalities of the site .are protected witl~~
adequate _ avail-able public and private spaces designated on the
Unit. 'Development Plan.
5. Thee development of .the .subject property, rr the manner proposed
by the applicant, will ;not .be detrimental. to .the public welfare,
will, be _in. the best interests of the City and °wi~ll be in keeping
with the general intent and spirit of the .zoning ,regulation of the
City of Petaluma, 'with the Petaluma General Plan, and with the
Environmental Design Plan .
BE IT FURTHER RESQLVED,. that .the City Coune.l hereby approves the
revised.. Unit Development Plan subject to the conditions of approval set out
hereinafter; '
Conditions::
Park Place Unit II.
l.. The original cond;tioris of the PUD unit. development. plan for .Park
Place.. Unit II shall be re=adop ed as part of this development plan
amendment..
2. Private .swimming pools shall be a permitted accessory use subject to
the: pert2nen.t regulations of the; City Zoriing;, Ordinance related to
Accessory Uses.
3. New fences ;(e:;g. front yard fences) .shall: b:e permitted subject to the
pertzne'n:t regulations of the City Zoning 'Ordinance related to fences
and'' approval, ~of the Park Place Archi~tectizral Control Comrru'ttee..
4. Detached, Accessory Structures' meeting the requirements of Section.
3O;1'(b)e(1) of, the 1982 Uniform Building. Code shall be .permitted subject

to a recorded :amendment, of the Park; Place Unit II .C'C&R's approved
by the Homeowner's A<ssociation.-
5. Owners of Quadraplot homes shal'1 be permitted the ~ following
modifications to the existing residence:
a. Seconds story additions subject to hei+ght limitations as currently
permitted .
b . Uncovered ..decks. subject to the .:pertinent requirements of the City
Zoning Ordinance related 'to .projections into required yards..
c. Bay windows; greenhouse windows and other projections subject
to the requremen-ts of; the City Zoning Ordinance as "stated in "b"
above.
6.. Owners of Zero 'Loa Line homes and standard single-family detached.
:homes shall b.e permitted the followrng modifications to the existing
residence:
a. Room additions (ncludn:g covered patios-) aubj'ect to the setback
requirements .
b. Uncovered decks subject to t`he pertixie.rct; requirements of the City
Zoning. Ordinance related to projection into required yards.
c.. Bay- windows.,. greenhouse w~indow~s an;d other projections subject
., to the requirements of the City Zpnng Ordinance as stated in
nbtc~ above.

modifications to the existing residence : ~ .
a. Uncovered. decks subject to the ~p'ertnent :re.quirements. of the City-

8. Ariy exterior modification s-hall be compatible iri architectural styling
and exterior colors and. materials to the existing structure and subject
to the approval of the City and the Park Place Architectural Control
Committee.
9. Maximum lot .coverage (including, existing buildings and any additions)
for standard detached single-family homes: shall not exceed 40 percent.
10. Garage. conversions are prohibited.
I1. Any other questions concerning land use regulation ~in Park Place U-nit
II shall be governed b,y the City Zoning Ordinance as long as it does
not. expressly conflict with the project CC&R's or the adopted PUD unit
development plan..
Park.. Place III
I. The or-iginal condition ~. of the PUD unit .development plan for Parr;
Place Unit III shall :be re-adopted as part, of this development plan
amendment..
2. Home Occupations shall be a permitted . accessory use subject to the
pertinent regul~atoris of the City Zoning Ordinance reZczted` to
Accessory Uses,.
3. Private Swimming' P- Dols shall be a permitted accessor-y use subject to
the .pertinent regulations of the City Zoning Ordinance related to
Accessory U es.
4. New fences
(,e. g.: front yard fences.) shall. bs permitted. subject to the
pertinent' regulations of the City Zoning Ordinance reGated to fences

5. Detached Accessory . Structures meeting the requirements of Section
301(b)(1) of the 1982. Uniform Building Codeshall be permitted subject
to a recorded amendment of the Park Place Unit III CC&R's approved
by the .Homeowner' Association.
6. Owners of Quadr.aplot homes shall be permitted the following
modifications to the existing residence:
a. Second story additions subject to height limitations as currently
permitted. ~ .
b . Uncovered decks, subject to -tyre pertinent requirements of the City
