SUBDIVISION LOCATED AT ELY BOULEVARD SOUTH NEAR WEAVERLY DRIVE WHEREAS, by Ordinance No. 1467 N..C-.5., Assessor's Parcel No. 136-060-O1 was rezoned to PUD, (Planned Unit District) ,; and, WHEREAS, by action taken on November 15, 1983, the Planning Commission recommended adoption of a revised .final unit development plan for said Planned Unit Zone, NOW, THEREFORE, BE IT RESOLVED that the revised final unit development plan on file in the Office of Community Development and Planning is hereby approv.ed pursuant to Sections 19 A-504 and 19 A-700 of Zonin,g Ordinance No . 1D7.2 N. C. S., as amended; and, BE IT FURTHER, RESOLVED that the City Gouncil hereby adopts the findings of the Planning G'ommission as its findings as stated hereinafter: 1. The plan clearly results in a more desirable use of land and a better physical environment than would be possible under any single zoning distriet or comb"ination of zoning districts. 2. The PUD Distriet is proposed on property which has a suitable relationship to one (1) or more thoroughfares; and that said thoroughfares are adequate to carry any additional traffic generated by the development. 3. The plan for the, proposed development presents a unified and organized arrangement of buildings and serv'ice facilities which are appropriate in relation to adjacent or nearby properties and that adequate landscaping and/or screening is included if necessary to insure compatibility. 4. The natural and scenic q.ualities of the site are protected, with adequate availab.le public and prieate spaces designated on the Unit Development Plan. 5, The development of the subject prop,erty, in the manner proposed by the applicant, will not .be detrimen,tal" t6 the public welfare, will be in the best interests of the City and ;will be , in keeping with the general intent. and spirit of the zoning,.reg,uTa~tion ~of the City ~of P-,etaluma; witYi the ~Petaluma General Plan, and , with> the Environmental Design Plan adopted.by th'e City. • ~ ' _ .
