S. of the City of Petaluma, California RESOLUTION APPROVING THE, REVISED DEVELOPMENT PLAN FOR THE LIBERTY MEADOWS SUBDIVISION LOCATED AT LIBERTY STREET AND MAGNOLIA AVENUE WHEREAS, by Ordinance No. 1356 N.C.S., Assessor's Parcel No. 006-031-31 was rezoned to PUD, (Planned Unit District),; and, WHEREAS, by action taken on November 22, 1983, the Planning Commission recommended adoption of a revised final unit development plan for said Planned Unit Zone, NOW, THEREFORE, BE IT RESOLVED that the revised final unit development plan on file in the Office of Community Development and Planning is hereby approved pursuant to Sections 19 A-504 and 19 A-700 of Zoning Ordinance No. 1072 N.C.S., as amended; and, BE IT FURTHER RESOLVED that the City Council hereby adopts the findings of the Planning Commission as its findings as stated hereinafter: 1. The plan clearly results in a more desirable use of land and a better physical environment than would be possible under any single zoning district or combination of zoning districts.. 2. The PUD District is proposed on property which has a suitable relationship to one (1) or more thoroughfares; and that said thoroughfares are adequate to carry any additional traffic generated by the development. 3. The plan for the proposed development presents a unified and organized arrangement of buildings and service facilities which are appropriate in relation to adjacent or nearby properties and that adequate landscaping and/or screening is included if necessary to insure compatibility. 4. The natural and scenic qualities of the site are protected, with adequate available public and private spaces designated on the Unit Development Plan. 5. The development of the subject property, in the manner proposed by the, applicant, will not be detrimental to the public welfare, will be in the best interests of the City and will be in keeping with the general intent. and spirit of the zoning regulation of the City of Petaluma, with the Petaluma General Plan, and with the Environmental Design Plan adopted by the City. Department within 60 days after Council approval of the revised development plan. Any subsequent substitution or redistribution of models within the parameters herein described shall be accompanied by revised sepia prints of the development and landscape plans. BE IT FURTHER RESOLVED the City Council finds that the requirements of California Environmental Quality Act Guidelines Section 15083 have been satisfied and hereby incorporates by reference the final environmental impact report, certified by Council for the "East of Ely Blvd. Subdivision.
