of the City of Pefaluma, California
RESOLUTION APPROVING THE. REVISED DEVELOPMENT PLAN
FOR THE LIBERTY MEADOWS S`UBDIVISION LOCATED
AT LIBERTY STREET AND MAGNOLIA AVENUE
WHEREAS, by Ordinance No. 1356 N.C.S., Assessor's Parcel No.
006-031-31 was rezoned to PUD, (Planned Unit District) ,; and,
WHEREAS, by action taken on November 22, 1983, the Planning
Commission recommended adoption of a revised final unit development plan
for said Planned Unit Zone,
NOW, THEREFORE, BE IT RESOLVED that the revised final unit
development plan on file in the Office of Community Development and
Planning is hereby approved pursuant to Sections 19 A-504 and 19 A-700 of
Zoning Ordinance No . 1072 N. C. S., as amended; and,
BE IT FURTHER RESOLVED that the Gity Council hereby adopts the
findings of the Planning Commission as its findings as stated hereinafter:
l. The plan clearly results in a more desirable use of land and a better
physical environment than would be possible under any single zoning
district or combination of zoning districts.. ,
2. The PUD District is proposed on property which has a suitable
relationship to one (1) or more thoroughfares; and that said
thoroughfares are adequate to carry any additional traffic generated by
the development.
3. The plan for the proposed development preseri~ts a unified and organized
arrangement of buildings and service fac'ilities which are appropriate in
relation to adjacent or nearby properties and that adequate landscaping
and/or screening is included if necessary to insure compatibility.
4. T.he natural and scenic qualities of the site are protected, with
adequate available public and private spaces designated on the Unit
Development Plan.
5. The deyelopment of the subject property, in the manner proposed by
the. applicant, will not be detrimental tb the public welfare, will be in
the best .interests of the City and will be in keeping with the general
intent. ari;d spirit of the zoning regulation of the City of Petaluma, with
the P,etaiuma General Plan, and with the Environmental Design Plan
adopted by the City .
BE IT FUI2THER RESOLVED THAT THE City Council hereby approves
the amended final unit development plan, subject to the following conditions:

' ~ 8. Revised sepia prints of .the final approved development plan/landscaping
plan„ reflectin.g all conditions of approval shall be submitted to the
Communit,y Development and Planning. Departrrient with'in 6D days after
Counci'1 approval of the revised develo.pment plan. Any subsequent
substitution or redistribution of models' within the parameters herein
described shall be accompanied by revised sepia prints of the
development and landscape plans.
BE IT FURTHER RESOLVED the City Council finds that the
~ requirements of California Environmental Quality Aet Guidelines Section 15083
have been satisfied and hereby incorporates by reference the final
environmental impact report ~ certified by Counci'1 for the "East of Ely Blvd.
