A RESOLUTION APPROVING A REVISED UNIT DEVELOPMENT
PLAN FOR ROYAL. OAKS MOBILE HOME PARK UNIT-I
LOCATED ON THE EAST SIDE OF NQRT:H IVICDOWELL BOULEVARD
NEAR SUNRISE PARKWAY
(A.P. 137-060-1?)
WHEREAS, by Ordinance No . 1474 N .:C . S . , the area represented by
Assessor's Parcel No. 13?-060-17 was rezoned. to Planned Unit Development.
NOW, THEREFORE; BE IT RESOLVED that. the unit development plan
previously approved for the project by City Council Resolution No. 9231
N.C.S. is hereby amended to permit the requested change in roofing
materials, carport/garage .designs, and building relocations as described in
the Planning Commission .minutes of July 12;..19'8.3 pursuant to Section 19A-504
of Zoning Ordinance No. 1072 N.C.S., as amended;,and,
BE IT FURTHER. RESOLVED that the City Coun.'cil hereby adopts the findings
of the Planning ~Cornmssion as its findings as set out hereinafter:
1. The Developments P.1an clearly results :in a more desirable use of
land and a better physical ~ environment than would be possible under any
sing-le district or combination of zoning districts .
2.. The P . U . D.. District is proposed on _ property which has a suitable
relationship to one (l) 'or more thoroughfares; and.- said are adequate to carry
any additional traffic ,generated by the development.,
3. The plan for the proposed development presents a unified and
organized arrangement of buildings. and service facilities which are
appropriate in relation to adjacent properties;. and adequate landscaping is
included to insure. compatibility.
4. The natural. and scenic qualities of, the site.. are protected with
a°dequate available- public and private spaces designated on the Unit
Development' Plan.
5, The development.. of .,the subject .property., in the manner proposed
b~y the applicant.., will not. be detrimental. 'to the public. welfare,. will be in the
best interests of the City and. will be in, keep4ing with the general intent and
spirit of the zoning regulation . of the City _of Petaluma, with the Petaluma
General Plan, and with the .Environmental Design Plan.

BE IT FURTHER RESOLVED that the. City Council hereby approves the
amended Development Plan subject to the conditions set out hereinafter:
1. The proposed .garage roofing materials shall match the roofing
materials used on the mobile homes which they serve.
2. The two proposed alternative carport and garage roof designs shall
be intermingled equally throughout Unit-I.
3. All pedestrian pathways shall be constructed of concrete.
BE IT FURTHER RESOLVED that the City Council finds that the
requirements of the California Environmental Quality Act Guidelines, Section
15083 have been satisfied and hereby incorporates by reference the Negative
Declaration adopted by Council Resolution No. 9230 N.C.S. on 3uly 6, 1981..
