AS TO THE LOCATION OF A PRIVATE STREET AND APPROVING A CERTIFICATE QF' CORRECTION OF PARCEL MAP 153 (520 EIGHTH STREET) WHEREAS, a private street to serve four (4) parcels created by Parcel Map '153 (Lands of Volat) was approved by City Council Resolution No. 8530 N.C.S. on May 7, 1979, based on certain improvements plans; and, WHEREAS, said parcel map was approved by the City Engineer on August 31, 1979; and, WHEREAS, said parcel map was filed vciith the office of the Sonoma County Recorder on the 6th day of September 1979-, in Book 295 of Maps at Page 3; and, WHEREAS, Emil Mogel has filed a request to change the location of a private street ( access ) and utiiities easement over Parcel 1 of Parcel Map 153 as described on the attached Exhibit "A" ; and, WHEREAS, the Council considered the matter at its meetings on the lbth and 23rd days of May, 1983; and, WHEREAS, the following findings were made regarding the certificate of correction and the parcel map as revised: l. The parcel map as revised is corisistent with the Gener.al Plan/EDP. T'he site is designated Urban Low Residential and the density of this project is consistent with this. 2. The design and improvements of the subdivision as revised are consistent with the General Plan/EDP. An appropriate revision to an existing private street in an R-T-b50,0 Single Family Residential area can be considered and therefore~ is consistent with the General Plan / EDP . 3. The site is physieally suitable for this type of development. The property 'is in a single family area and the type of development proposed is single family. 4. The site is physically suitable for this density of development. The site is one acre in size and designated. 4, 5 dwelling units per acre. Four lots have been created.~ ori the parcel. , Res.
