DEFEATING
~jI'~P~~1~/i~Y~ AMENDMENTS TO T,HE GENERA~L PLAN
ENVIRONMENTAL DESIGN ~PLAN/
LAND USE AND CIRCULATION ELEMENTS

WHEREAS, the Petaluma City Planning Corrimission has reviewed the
proposed amendment to the General Plan/Environmental Design Plan Land Use
and Circtilation Elements and has held a public hearing thereon, and after
said hearing has made recommendations on certain amendments; and,
WHEREAS, the Planning Commission filed with the City Clerk its report
as set forth in its minutes of February 1'l, 1983, recommending adoption of
said proposed amendments; and,
WHEREAS, the City Gouncil has he1dM~ a publ'ic hearing on the proposed
amendments as listed below and as showri~ on ;the revised Larid Use/Circulation
~ Element 500 scale and 2,000 scale maps on file ,in th~e Office of the Community
Development and Planning Department; and, ~.
WHEREAS, said public hearing was begun on 1~4arch 21, and continued on
April 4, April 18, May 2, May 16 and May 23, .,19$3; -
NOW THEREFORE, BE IT RESOLVED that the ~ following amendments are
hereby adopted and ordered incorporated on the revised Land Use/Circulation
Element 'S00 scale' and '20.00 scale' maps on file in the Office of the
Community Development and Planning Department:
"11. Sunnyslope Road/~Vest Side Urban Separator Relocation - Consensus
reached (5/2/83) to accept the Planning Commission's
recommendation (without being specific as to width of the urban
separator) as follows:
a. "Adjust the urban separator to and within the rear edge of the
property lines along Sunnyslope Road and within the west side
of the Lavio property. Add a Development Constraint Area
(UC'A) (1 dwelling unit/acre) designation between the Urban
Separator and the limits of ser.viee line; show the limits of
service line, and adopt the remaining location of ~the Urban
Separator as proposed from the Lavio property to the freeway.

b. Add a riew policy to the Environmental Design Plan (EDP)
text:
"That the Urban Separator w'ill generally follow property lines and
lie within properties having a City density assigned on the Land
Use Map, except where good planning principles dictate its location
elsewhere. "
BE IT FURTHER RESOLVED that the City Council finds that the
requirement of the California Environmental Quality Act Guidelines have been
satisfied and hereby incorporates by reference the environmental
documentation adopted by Resolution No. 9784 N.C.S. on June 6, 1983.
Under the power and authority conferred upon this Council by the Charter of said City.
