. WHEREAS, b.y"' Ordinance No~. 150Z N. C. 5., the area represented
by Assessor's P.arcel Nos .. 7-3:80-13, 14 and 15 _ were rezoned to Planned
Un,it Developmerit.~ ; , '
- NOW, THEREFORE,, BE - IT RESOLVED tha;t the ~unit development
plan on file in tlie Off-ice of the Gommunity. Development.~and Planning is
hereby approve,d pur,,suant to Section' 19A-;504 o'f Zoning Ordinance No.
1072 N.C..S.,. as amended; and,~ '. ., ,.~ '.
BE IT EURT~HER RESOLVED: that the City Counci'1 =hereby adopts

3. The plan for the proposed d'evelopment presents a unified and .
organized arrang,ememt of b,u'ildings arid : service facilities which are
.approp,riate in r.e'lation -to; adjacent prop:erties, and adequate landscaping
is included~ to insure compatibility.
4,. The natural and scenic qualit'ies of th'e site are protected with
adequate avaiTab-le public: arid private spaces designated on the Unit
D.evelopmen~t Plan. '

BE IT- FURTHER RESOLVED that the City Council hereby
approves the Developrnent. Plan subject "~ to ~ tlie ,. conditions set out
hereinafter: - - , r .
1. A maximum of on.e free-standing, :project identification sign
shall be permitted. Su'ch sign must be loca'ted on-site and not in the
Lynch Creek Way right-of-w.ay.
2. Direet pedestrian access shall be p-ro,v~ided between buildings
7~and 14, All parking spaces facing toward. the: office complex shall be
provided with abutting fronting sidewalks.
3. The project sliall be subject to site plan and architectural
approval in accordance with Section 26-400 of the Zoning Ordinance.
4. The PLTD elevelopment plan shall be modified to reflect all
required tentative subdivision map changes.
5. A property owners association shall maintain all walks,
landscaping and related improvements approved with tliis project on the
SPARC approved site lying within publie right-of-way and creek areas,
as well as the on-site areas.
6. The project CC&R's (coventants, eoriditions and restrictions)
shall be consistent with those appr.oved for 'the Peta'luma Valley Medical
Center, subject to approval b,y the Comrrmunity Development Director and
the City Attorney prior to final map approval.
BE IT FURTHER RESOLVED that the C'ity Council finds that the
requirements of the Califor.nia Environmental Qtiality Act Guidelines,
Section 15083 have been satisfied and hereby °incorporates by reference
the Negative Declaration adopted by Council Resolution No.9734 N.C.S~. on
April 18, 1983.
