NOW, THEREFORE, B'E IT RESOLVED that the unit development plan
revisions on file in the ~ Office of Community D:evelopment and Plannirig as
reviewed and recommended by fhe G'ity .Planning Cornmission at the
D.ecember 14, 1982 .meeting are hereby approved as revised pursuant to .
Sectiori 19A-504 of the Zoning Ordinanee No.: T072 N.C.S., as amended;

2. That the Planne.d ,Unit District; is proposed on p"roperty which has
a suitable relations.hip to one (1) or more thoroughfares; and
said are adeq;uafe to carry any additional traffic generated by the
development.
3. That the plan for the prop_osed d'evelop.ment presents a unified
and organized ~arrang~emen;t, of the bu'ildin,gs arid service
facilities which are ap.propria~te in :relation to adjacent or
nearby properties ;and that adequ'ate lan'ds`saping and/or screening
is included if neeessary to insure compatibil'ity.
4. That the natu.r.al and, scenic qualit"ies of the site are protected
with. adequate ava'ilab'le public an~d private spaces designated on
flie U_nit Deselopment Plan.
5. That the develogment of the subject property, in the manner
proposed by the ap.plieant, will not be detrimental to the public
welfare, wi11, b`e in the best interests of the City and will be
in keepin.g with, the generaT intent and. spirit of the zoning
regulations of the City of Petaluma, with the Petaluma General
Plan:, and wi':th any applicable Environmental D.esign Plans
adopted by the City..
BE IT FURTHER RESOLVED that the Ci.ty Council approves the revised
development plan subject to the following cond_itions:
1. Accessory uses and accessory buildimgs customarily ap-
purtenant to the permitted .residential uses in the P. U. D.
shall be perrnitted in accordance with the provisions of
Zoning Or.d"inance No . 1072 N. C. S. Seetion '21-201.
2. No principal building shall exceed two and; one half (22)
stories or twenty-five .(25) feet in height, arid no access-
ory building shall exceed one and one half (1 Z,) stories or
fifteen (15) feet in height, except a_s provided in Section
24=1`00 of Zonin,g Ordimance No. I072 N.C.S.
3. The Park Place III Comditions„ Covenants and Restrietions
shall `be reVised to contain a statement prohibiting the
parking of recreational ve'h'icles in the front and street
s'ideyards of :all residential lqts eontained in Park Place
III.
4. The proje:ct shall comply w-'ith 'City Council Ordinance No.
1377 N.C.S..., which provides' a method for financing interim
school facilities.

BE IT FURTHER RESOLVED that the Council finds that the
req.uirements of Galifornia Environmental Quality Act Guidelines Section
- 15083 have been satisfied and hereby incorporates by reference the
environmental impact report certified in 1975.
