S. of the City of Petaluma, California F~F~ ~ ~ ~~83 ~ A RESOLUTION APPROVING THE REVISED DEVELOPMENT PLAN FOR LOTS 93 and 97 IN PARK~ PLACE SUBDIVISION-III LOCATED UN RAINIER AVENUE WHEREAS , by Ordinance No. 1350 N. C. S., Assessor's Parcels Nos . 149-280-30 and 34 were rezoned to P.U.D. (Planned Unit Development); and, WHEREAS, by action taken on February 8, 1983, the Planning Commission recommended a revision of the adopted final Unit Developrrient a Plan in said P.lanned Unit Zone, to substitute the approved two-story housing units on Lots 93 and 97 with one-story units; NOW, THEREFORE, BE IT RESOLVED that revised final unit development plan revisions on file in the Office of Community Development and Planning are hereby approved as revised pursuant to Section 19A-504 of the Zoning Ordinance No. 1072 N.C.S., as amended; and, BE IT FURTHER RESOLVED that the City Council hereby adopts its Findings stated hereinafter: l. Said plan clearly results in a more desirable use of land and a better physical environment than would be possible under any single zoning district or combination of districts. 2. That the Planned Unit District is proposed on property which has a suitable relationship to one (1) or more thoroughfares; and said are adequate to carry any additional traffic generated by the development. 3. That the plan for the proposed development presents a unified and organized arrangement of the buildings and service ~ facilities which are appropriate in relation to adjacent or nearby properties and that adequate 'landseaping and/or screening is included if necessary to insure compatibility. 4. That the development of the subjeet property, in the manner proposed by the applicant, will not be detrimental to the public . welfare, will be in the best interests of the City and will be in keepirig with the general inten,t and spirit of the zoning regulations of the City, of Petaluma, with the Petalurria General Plan, and with any applicable Environmental Design Plans adopted by the City. BE IT FURTHER RESOLVED that the City Council approves the modification to the developmerit plan as proposed by .the applicant: and, BE IT FURTHER RESOLVED that the Council finds that the requirements of California Environmental Qualit.y Act Guidelines Section 15083 have been satisfied and hereby incorporates by reference the environmental imp;act report that was previously certified for the subdivision.
