WI-1El~EP,S, by Ordinanee No. 1438 N.C.S., Assessor's Parcels Nos.
08-281-52,55, and 21 were rezoned to P.U.D., (Planned Unit Developrnent);
and
V~EP,S, by action taken on February 8, 1983, the Planning
Comnission recarmended a revision of the adopted (Resolution No. 9428
N.C.S.) final unit develo~xnent plan in said'Planned Unit Zone, to revise
parking space a5sigrunents indicated on the develo~xnerrt plan and
described in the attached Fxhibit A.
I~7iN, TH~2EF~RE, BE TT RESSOLV~ that the revi seel f inal uni t
development plan on file.in the Office of Cortmui~ity Development and
Planning is hereby approved pursuant to Section 19 A-504 of Zoning
Ordinance No.. 1072 N.C.S., as amended; and,
BE IT F[JFrIF-~II~ RE,SOLVF.D that the City Gouncil hereby adopts the
findings of the Planning C'~omnission as its findings as stated
hereinafter:
1. Said plan clearly results in a more des.irable use of land and a
better physical envir.onment than would be possible under any single
zoning district or c~nbination of~ di;stricts.
2. That the Planned Unit District is.proposed on property which
has a suitable relat`,ionshi-p .to one (1) or more thoroughfares; and ,that
said thoroughfares are adequate to earry any add~itional traffic.

3, That the plari for the proposed development presents a unified
and organized arrangeqnent of the buildings and~~service facilities which
are appropriate in relat'ion to adjacent or nearby properties and that
adequate landscaping and/or screening is included if necessary to insur.e
corr~atibility. '

4. That the natural and scenic qualities of the site are protected
with adequa•te available pub.lic and private spaces designated on the Unit
Development Plan.
5. 'That the develo~nt of the subject property, in the n~aruzer
proposed by the applicant, will not be detrimental to the public
welfare, will be in the best interests of the City and will be in
keeping with the general intent and spirit of the zoning regulations of
the City of Petaltuna, with the Petal~na General P1an, and with any
applicable Environmental Design Plans adopted by the City.
BE IT FCJR'II-IER RESOLVED THAT THE Ci ty Coune i 1 hereby approves the
revised development plan, subject to all previously approved conditions
of approval and including two additional conditions stated below;
1. A sepia of the revised develo~xnent plan showing the revised
parking assignments will be provided to the Planning Department
within 30 days.
2. Appropriate amenc~nents wi11 be made to building eonstruction
plans on file with the City to reflect'any changes in interior
design. Fxterior design shall remain unchanged.
BE IT F~IHIIZ RES~OLVFD that the Ci ty Cottnci 1 f inds that the
requirements of California-Enviror~mental Quality Act Guidelines, Section
15083 have been satisfied and hereby incorporates by reference the
Negative Declaration adopted by the Plannin~ Comnission on August 26,
1980.
Under the power and authority conferred upon this Council by the Charter of said City.
I hereby certify the foregoing Resolution was introduced and adopted by the
