. A P.ESOLUT.ION APPROVING T:HE' REVISED UNIT
DEVELOPMENT PLAN F'OR THE PARK- PLACE II. SUBllIVISION
LOGATED AT MCD.OWELL BLVD. NOR`TH AND RAINIER AVE1`dUE
(QANTAS DEVELOPM.ENT.) AND READOPTING CONDITIUNS OF
THE UNIT DEVELOPMENT PLAN AS ORIGINALLY ADOPTED BY
O:RDINANCE 1283 N. G. S. •
WHEREAS, Ordirrance No. ~~~~ N.C.S. repealed Ordinance No. 1283
N.C.S. and deleted references to the ~Unit Development Plan and
conditions. thereon from the legislation readopting the PUD zone
designation; and
WHEREAS, by action taken on June 27, 1982 the Planning Commission
recommended adoption of revisions to the Unit Development Plan more
particularly described as follows:
Substitution of one story, detached si-ngle farnily dwellings of
approximately 1, 076 square feet in size for previously
approved two story, attached townhouse dwellings of
approximately 1,420 square feet in size for the following lots:
105 Glacier Court
101 and 109 Rushmore Avenue
105 Muir Court
2Z8, 224, 200, 196, 172, 168, 128 and 124 Banff Way
NOW, THEREFORE, BE IT RESOLVED that. the final unit development
plan on file in the Office, of Community Develbpment and Planning is
hereby approved as revised pursuant to Section 19A-50.4 of Zoning
Ordinance No. 1072 N.C,S:, as amended; and, .
BE IT FU.RTHER RESOLV,ED that the City Coiaricil hereby adopts the
Findings of the Planning Gommission as its findings as stated hereinafter:
1. Said plan clearly results in a more desirable use of land and a
better phy:sical~ :environment than wou'ld be -possible under any
single zoning district or combinati'on .of' districts .
2. That the Planned Unit District is proposed on property which
has a suitable reTationsh'ip to one (.I) or more thoroughfares;
and that .. said thoroughfares are adequate to carry any
additional traffic generated by the development.

3. That the plan for the proposed development presents a unified
and organized arrangement. of the buildings and service
facilities which are appropriate ;in. relation to adjacent or nearby
properties and that adequate :landscaping and/or sereening is
included if: necessary to insure compatibility.
4. That the natural and scenic qualities of the site are protected,
with adequate available public and private spaces designated on
the Unit Development Plan .
5. That the development of the subject property, in the manner
proposed by .the applicant, will not be detrimental to the public
welfare, will be in the best interests of the City and will be in
keeping with the g,eneral intent and spirit of the zoning
regulations of the City of Petalurna, with the Petaluma General
Plan, and with any applicable Environmental Design Plans
adopted by the City.
BE IT FURTHER RESOLVED the City Council approves the revised
development plan, subject to the conditions of approval formerly included
in Ordinance No. 1283 N.C.S. and hereinafter noted and the additional
condition relating to the substitution of units for lots listed above:
a. Permitted heights and aceessory use limitations shall be the
same as those permitted in Compact Resi'dential Zones (Article 7
of the Petaluma Zoning Ordinance) .
b. All building setbacks shall be the same as provided in Phase I
of the PUD .
c. On quadraplot lots, the distance between the front wall of the
garage and the far edge of the private street shall not be less
than forty (-40) feet to provide for adequate vehicular backup.
d. Nine (9) housing types shall be constructed, as indicated on
the two-page site plan located in the "Planned Unit Development
Master Plan Park Place Subdivision No. 2" submittal.
Architectural plans shall be submitted to the Planning Director
for review and approval indicating the various building forms,
color schemes, decorative trim, exterior building materials,
energy conservation methods,, locations, etc. Final landscape
plans, fence designs and locations, bike path landscaping, and
automatic irrigation system plans shall be submitted to the
Planning Director for review and approval. All above plans
shall be ap,proved by the Planning Director prior to Final Map
approval.
