S. of the City of Peta~luma; California A RESOF~UTION APP.RO.VING A REVISION'T0, THE DEVELOBMEN,T PLAN"FOR COUNT:RY .CLUB ES,TATES UNIT NO..l (~UNI~T lA) SUBDIUISION LOCATED IN THE VICINITY OF MCNEAR AVE. &'GOUNTRY CLUB DRIVE. WHEREAS, by Ordinance No. 1330 N.;C.S., the area represented by Ass2ssor's Parcel Nos. 008-540-01 througti 63 .were rezoned,to Planned Unit Development; and.; WHEREAS, by aetion •taken on April 1'3, _1982, the Planning Commission recommended revision of the final unit development plan in said Planned Unit Zorie; ~ NOW,`THEREEORE; BE IT RESOLVED that the' r-,evised unit development plan~ on fil~e .in the Office of the Community Development and Planning is hereby approved as~the final Unit~Development Plan pursuant to Section ~ 1-9A-SO4 of Zoning Orclinanee No. 1072 N.C.S., as amended; and, , BE IT,`FURTHER RESOLUED that the City Council hereby adopts the •F'indings o~f' the Planning ~Commis:sion as its findings -as ~ set out hereinafter: . ' l: The De~e•lopment.Plan c•learly resuT_ts,iri a;more desirable_use of ~ land and a better.physieal environment than would:be:possible uride:r any single district.or combination of ,zoning distriets. ~ 2:_ The P:U.D. Distri.ct-i.s' proposed on property which has, a suitable relationship to a thoroughfare; and sa~id.thoroughfare is adequate to carry any additional traffic gerierated by the de~elopment. 3. The plan.for the proposed development presents a unified and organized arrangement~of buildings and~.ser~ice,facilities which are appropriate in reTation to~adjacent proper-ties; and_adequate lands.caping is~included to iriswr-e compatibility 4.. The natural and scenic, q.uaTi'ties of' the si.te are.protected with adequ'ate available public and pri~ate spaces designated on the Unit De~elopment~Plan. -. No parking signs shall be placed along the .street right-of ways throughout the.subdivision except on the westerly (downhill) side of ~ Winding Ridge Driye.. .All street sign details shall be satisfactory to the C'ity Public Works Department. . . BE IT FURTHER RESOLVED that the City Council finds that the reguir_ements of California.Environmental Q.uali,ty Acf Guidelines, Section 15083 have been satisfi.ed and hereby incorporates by reference~the Negative Declaration adopted by Council..Resolution 9441 N.C.S. on May 3, 1982. .
