l. Indicate solid-vi;e%a.obscuring perimeter fencing and pool area security fencing.

2. Project CCandR''S and Homeowners Association by=laws shall be submitted
prior to finai..approval of the Tentative Map and be subject to approval
by the City Atto,rney and Communi'ty Develo.pment and Planning Director.
3. The project•shall be.subject to design approval by the S.P.A.R. C.
Committee in accord'ance with Section 26-400 of the Zoning Ordinance.
Approval shall be accomplished prior to f:inal apnroval of.the Tentative
Map. All conditions shall be iz~corporated ~as cond>itions of the De°~elopment Plan.
4. rfinimu~ setback sha11 be consistent with R-1-$,500 Zoning District unless
otherwise established in p"roject CCandR'S.

Developmen`t and Planning Director to insure interior sound levels from

City of Petaluma.policies and buidelines.
8, Grading p,lan shall be revi•sed to mirLimize cut and fill.slopes and ~avoid ~
grading within ~_iglit to ten feet of the trunks°of existing trees shown on •
lands'cape plan, subject~ to approval of the Community Development and Plannin~
Director.~ •
9. Fire Department recommendations sha11 be complied with .
10. A plan £or improvement of the 24'+ x 300'+ str,ip of land (portion of
AP No. 006-450=13), adjacent to AP No. 006-450=11 shall be submitted
and become parf of the Development P;lan. This plan shall be submitted
prior to City Council action on fhe PUD rezoning and be subject to
approva-l of the Community Development and Planning,Director.
ll. A Munieipal b.us pullout ar.ea shall be i=ncluded near the eas:tern most
driveway along'Magnolia area. .
12. Engine'er'ing Department recommendations~shall be eomplied with.
13. The carports shal'1 be redesigned to match the dwelling
units with walls oii at leas-t three sides. Further final design details to-
