The applicant shall comply with all requirements of the City Engineer contained in the attached correspondence. 2. During the course of development, if archaeological materials are found, all work in the vicinity of the finds shall be stopped and a qualified archaeolog~st contacted to evaluate the materials and make recommendations for mitigation as deemed necessary. 3. A program of visually screening electrical transformer boxes shall be completed, subject to approval by the Community Development Department and Pacific Gas and Electric prior to Final Map approval. 4. Grading and drainage design shall conform with the requirements of the Sonoma County 6Jater Agency and the State Department of Fish and Game. Due to the proximity of the site to U. S. Nighway 101, grading plans shall also be submitted to CALTRANS. 5. The conditions, covenants and restrictions drafted for the park shall be subject to app.roval by the Community Development Department and City Attorney prior to Final Map approval. 6. The applicant shall provi.de a program of perpetual maintenance for all landscaping approved on the master landscape plan, including any required street landscape islands. The program shall be enforceable by a Property Owners' Association and the City of Petaluma; and subject to content approval by the City Attorney prior to Final Map approval. 7. Willow Creek shall be improved to flood control standards as a part of the first phase of the development noted on the tentative map and as a'natural waterway' subject to approval by the State Fish and Game Depart- ment, the Community Development Department, andthe Sonoma County Water Agency. $. The proposed Master Landscape Plan along with typical lot landscaping and irrigation system plans shall be submitted to the Site Plan Architectural Review Committee for review and approval prior to Final Map approval, in accordance with Section 26-400 of the Zoning Ordinance. 9. Parcels 1-5 shall be provided with one (1) foot non-access easements and oriented so as to be accessible to vehicles only by way of Wilco Way. 10. Existing partially grown on-site Monterey Pine trees shall be relocated and preserved where determined by a tree specialist to be feasible and subject to approval by the Community Devleopment Department. 11. The bus pull-out and shelter shall be subject to design approval by the City Engineer and the Site Plan Architectural Review Committee. 12. Street names shall be subject to approval by the Street Naming Committee. Street yard setback lines shall be shown on the tentative map for each individual narcel at a minimum of twenty-five (25) feet. Tentative Map and Devel:opment Plan discrepancies shall be corrected, subject to approval by the Community Development Department. 15~: Developer shall participate in the total cost of the traffic signalization of the intersec~ion of North McDowell Blvd. and Old Redwood Highway amounting to one-quarter (1/4) or twenty five percent of the total cost.
