Subject: Tentative rSap - Oalanead - North B~y Park Subdivision
Section 20.16.420 of the Subdivision Ordinance speeifies that the City Engineer
shalliprepare a written report of recommendations on the Tentative Map in
relation to the Public Imp'rovement requirements of the Subdivision Ordinance
and tl~e provisions of the L1ap. Act.
1. Takevil,le Highway sliall have a right-of-way dedication and appropriate
haif-street improvements:for :future four land roadway with left turn lanes at
entrarices to this projec,t and acceleration and/o.r deceleration tapers per
CALTR~1I~iS recommendations. The four lane area should taper to two lanes south-
easterly of Golden Rain Way.
2. The pavement section for what is called South McDowell Blvd, should be
designed to standards dictated by an equalivent traffic index of seven. South
IdcDowell already interseats Lakeville at Casa de Arroyo subdivision. It is
recommended that the name in .this area be chanoed to South PicDowell Extension,
or soLZe o"ther name, to auoid two Lakeville - South F1eDowell, intersections.
3,. Reference is made to the letter of December 24, 1980 from Brelje and Race
Engineering consultants.regarding the overhead and maintenance e~penses incurred
by the sewer l~ump station proposed. This letter suggests two methods by which
the overhead and maintenance expenses may be recouped by the City. One is
that itidividual lots be suxcharged. The other alternative is that a special
district or association be formed. It is recommended that the Cit,y Council
determine which method is to be used. _

City of Petaluma sewer master plan, to provide for ca~aeity for Land easterly ~
of this site.
5. Parcel A should have a twen.ty foot paved' access easement and the.actual
dimensions and location of parcel A sh'ould be subject to•review at the final
map and plan stage.
