TENTATIVE SUBDIVISIQN MAP -_CASE FILE 6;.433.
Conditions
l. The proposed privat'e loop street shall be gi~en a street name, subject
to approval by 'the City C'ouncil.
2. The section of private drive which'pas`ses in front of Lot ~~10 shall be
extended to s.tub into the northern property 1=ine eontinuous with
AP No. 6-491-02 (Vogensen Property),. A vehicular aecess easement over
said driveway e;onriecting;AP No. 6-491-02 witfi Qak Hill Way shall be
created to allow f;or future access.to.AP:No. 6-491-02.
3. With the except"ion ;of'.grading requi_red for off-,si:te street and utility
improvements; grading o'ff-site shall .on1y b.e ,p.erniitted southeast of
Units 33 and 34 (showri on'the Tentative Map) and shall be further con-
ditioned upon appr-oual .of such grading' b.y. tfie neighbor-ing property
owner and perpetu_al~main~tenasnce of suah ar:ea by the homeowners association.
This area shall be fully landscaped.and irrigated, and with final details
to be approved by the Community Development and Planning D:epartment prior
to final map app,rova,l.
4. Any off-s-ite trees:. to' be ~removed sha1T be subject to approval by the
Planning Commission. 'All'.exi'sfiing on=site trees witli a tr.unk diameter
exceeding four (4') inches wh~ich are-.located f:arther than fifty (50) feet

5. The applicant,shall comply with~all requirements of the City Engineer
specified in the at';taehed letter.and shall supply all necessary on-site

cable T.V., to the final approval of the~City Engineer.
6. Grading and sto.r.m~drainage,des,ign shall conf'orm:with the requirements of

7. During the eourse of development~, if archaeological materials are found,
all work in.the vicinity of the find`s shall.lie stopped and a qualified

8. The location,;riumber'~and s-ize of on-site fire hydrants shall be determined
by the Fire Marshal. .

' Subject: Tentative Map - Oak HiT1,North.

Section 20.16.420 of the Subdivision Ordinance specifies that the City Engineer
shall.prepare a writ'ten reporL,of r.ecommendations on.the Tentative Map in
relation to the Public Imp.rovement requirements o'f the Sub'division Ordinance ~
and the provisions of the Map Act. ~
1. The downstream sanitary s;ewer system may;not,`have capacity :for the proposed
subdivision. It will be necessary to submit calculations witti the final map
and improvement plans indi'cating either that,the downstream sewer system to
Magnolia Avenue and Petaluma Bouleyard is adequate or else the improvement ~
plan should reflect an off`site sanitary sewer.main extension capable of
servicing the development as well as the remainin'g undeveloped sewer drainage
basin. ~

2. The downstream storm drainage system.may.not be adequate to accept the
water off this develo:pment without off site improvements. Additionally, on
siteistorm drain systems should'discharge int:o a closed conduit rather than
to open drainage ditches on side,hills. '
3. The on site water main should be extended to. the-westerly property limits
fo allow for future development of the lands'of Vogensen.
4. Oak Hill Way from Cemetar~y La_ne to the prop"er:ty -line of the developmen,t
is proposed for 36 foot curb to curb in accqrdance wi•th City staridards. It
is recommended that that p.or.tion of the privat2 street f.Yom the:end of Oak
Hill Court to the first T intersee.tion also be 36 foot curb to curb.
5. It would be necessary f'or the developer to secure.permission from adjacent
property owners to do the off site grading p'roposed on the tentative map.
