3 APPROVING A TENTATIVE SUBDIVISION MAP FOR THE 78-LOT "TRADITIONS"
a RESIDENTIAL SUBDIVISION LOCATED AT THE SOUTHWEST CORNER OF SONOMA
s MOUNTAIN PARKWAY AND MARIA DRIVE

9 WHEREAS, the Planning Commission held a public hearing on the proposed Tentative Subdivision
io Map on July 24, 2001, after giving notice of said hearing, in the manner, for the period, and in the form
it required by Ordinance No. 1072 N.C.S., as amended; and

13 WHEREAS, at the end of the public hearing the Planning Commission forwarded a recommendation.. to
~a the City Council to deny a Mitigated Negative Declaration and associated project; and

16 WHEREAS, the City Council held a public hearing on the proposed project on October 1, 2001 and
i~ further discussion on October 15, 2001, after giving notice of said hearing, in the manner, for the
is period, and in the form required by Ordinance No. 1072 N.C.S., as amended, and

20 WHEREAS, the City Council has reviewed the Tentative Subdivision Map, and finds that:

zz 1. The proposed Tentative Subdivision Map, as conditioned, is consistent with the provisions
z3 of Title 20, Subdivisions, of the Municipal Code (Subdivision Ordinance) and the State
za Subdivision Map Act.

26 2. That the proposed subdivision, together with provisions for its design and improvements,
z~ is consistent with the General Plan, and will not be detrimental to the public health, safety,
2a or welfare.

30 3. That adequate public facilities exist or will be installed, including sidewalks, water, sewer,
31 storm drains and other infrastructure.

z 4. That the site is physically suitable for the density and the type of development proposed.

4 5. That the design of the subdivision and the proposed improvements will not cause
s substantial environmental damage, and that no substantial or avoidable injury will occur to
~ fish or wildlife or their habitat.
8 6. That an Initial Study was prepared indicating that there would be no significant
9 environmental impacts resulting from the project.

I ~ NOW, THERFORE BE IT RESOLVED that the City Council of the City of Petaluma does hereby
12 approve the Tentative Subdivision Map for the 78-lot "Traditions" residential subdivision located at
~3 the southwest corner of Sonoma Mountain Parkway and Maria Drive (APN 137-061-014 & portion of
14 APN 137-061-018 also know as parcel 1 on parcel map 333), subject to the public improvement
Is requirements described in the June 21, 2001 letter from Tom Hargis, P.E. City .Engineer to Mike
16 Moore, Community Development Director, except for Recommendation #2 which requires the
t~ realignment of the intersection of Sonoma Mountain Parkway and Corona Road, attached as Exhibit A.

6.. Grading shall conform to the Soils investigation. report. Existing water wells and septic
systems shall be abandoned per Sonoma County standards.
7. The proposed perimeter finish grades shall match the existing backyard grades of the
McDowell Meadows subdivision.
8. All hydrologic, hydraulic and storm drain system design shall be subject to the review
and approval of the Sonoma County Water Agency.
9. All storm drain systems shall be directed to Corona Creek.
10. Lot to lot surface drainage shall not be allowed. Private conduit systems crossing
property lines shall be contained in easements.
11. Public water; sanitary sewer and storm drain systems on private property shall be
contained in an easement and paved with an all weather surface.
12. Utility shall'be stubbed to the proposed public park and remainder lands.
13. The proposed water main system shall deliver a continuous fire flow as required by the
Fire Marshal's office.
14. Provide maintenance declarations for shared. private driveways, sanitary sewers .and
storm drains.
15. Any existing. overhead .utilities along the frontage or traversing the site shall.. be placed
underground.
