City of Petaluma, demand that the City Council, prior to development of the proposed multipurpose park do the following studies: l. Enviromental (sic) impact report, 2. Seismic study, 3. Feasability (sic) study, 4. Financial analysis. We also demand the City of Petaluma. ab~ide~~by all State and Federal laws and~ regulations. They are: Low Density Residential.- 1.0 dwelling`unit/acre; Suburban Medium Residential - 3.0 dwelling units/acre; Urban Medium Residential - 15.0 dwelling units/acre; Residentia_l Commercial Industrial _ _ _ _ _ . Combining •Area - up to 7 dwelling units/.acre residential..mixed,`with cornmercial, and or industrial uses; and, ' :.. .- Development Constraint Area - Development potential is ~limited. ~to one unit per 'acre due to topography, access, availability to se'r'vices or other constraints. Depending on the nature of the const'raint(s), development may not be able to oceur within the DCA area. _. The addition of these designations provides the op:portunity 'to match prospective designations to the actual or requested density _for a given area. . The Residential/CommercialJIndustrial Combining designation. ,provides the means to recognize existing. residential .units...in Cpmmercial or Industrial areas, and, where appropriate,~ to allow the inclusion of new residential development in developed Commercial or Industrial_ areas. Apri1.4, 1983 229_ The Development Constraint Area (DCA) designation is proposed to recognize areas where physical constraints and limitations of service appear to preclude development of portions of certain portions within the City's Sphere of Influence. The DCA designation provides a standard one dwelling unit/acre land use density and~ it reflects a probable inability to develop within the DCA area. In addition, several existing land use density designations are~ proposed to be changed to reflect actual development density: Existing Densit.
