~ APPROVING A TENATIVE PARCEL MAP FOR PARK CENTRAL. TO SUBDIVDE TILE
s SUBJECT PROPERTY INTO 8 LOTS WITH COMMON AREAS LOCATED AT THE
9 CORNER OF CASA GRANDE ROAD AND LAKEVILLE HIGHWAY, APN 005-040-049

12 WHEREAS, the Planning Commission held a public hearing on the proposed Tentative Subdivision
13 Map on April 10, 2001, after giving notice of said hearing, in the manner, for the period, and in the
14 form required by Ordinance No. 1072 N.C.S., as amended; and
15
16 WHEREAS, at the end of the public hearing the Planning Commission voted unanimously to
17 recommend that the City Council adopt a Mitigated Negative Declaration and approve the project; and

19 WHEREAS, the City Council held a public hearing on the proposed project on May 21, 2001, after
ao giving notice of said hearing, in the manner, for the period, and in the form required. by Ordinance No.
zl 1072 N.C.S., as amended, and

z3 WHEREAS, the City Council has reviewed the Tentative Subdivision Map, and in accordance with
24 the recommendation of the Planning Commission, finds that:

26 1. The proposed Tentative Parcel Map, as conditioned, is consistent with the provisions of
z~ Title 20, Subdivisions, of the Municipal Code (Subdivision Ordinance) and the State
zs Subdivision Map Act.

30 2. That the proposed subdivision, together with provisions for its design and improvements,
31 is consistent with the General Plan, and will not be detrimental to the .public health, safety,
32 or welfare.

34 Adequate public facilities exist or will be installed, including sidewalks, water, sewer,
3s storm drains and other infrastructure.

37 3. That the site is physically suitable for the density and the type of development proposed.

39 4. That the design of the subdivision and the proposed improvements will not cause
4o substantial environmental damage, and that no substantial or avoidable injury will occur to
al fish or wildlife or their habitat.

43 An Initial Study was prepared indicating that there would be no significant environmental
44 impacts.

2 NOW, THERFORE BE IT RESOLVED that the City Council of the City of Petaluma
3 does hereby approve the Tentative Parcel Map for the Park Central project located at the
a corner of Casa Grande Road and Lakeville Highway, APN 005-040-049.
