Introduced by Councilman WILLIAM PERRY Seconded by Councilman JOHN BALSHAW AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1072 N.C.S. BY ADDING S.EC.TIONS 10-403, 10-4.03..1 AND 10.403.2 CONDITIONALLY PE-RMITTING SINGLE-FAMILY RESIDENCES AND DUPLEXES IN C-0 (OFFICE COMMERCIAL) ZONES BE IT ORDAINED BY THE COUNCIL OF THE City of Petaluma as follows: Section 1. Sections 107403 through' 10-403.2 are hereby added to Zoning Ordinance No. 1072 N.C.S. to read as follows: 10-403: One -family dwelling's or duplexes are allowed under the following circumstances: 10-403.1 - Where a finding can be made. that residential use is consistent with. the General Plan/:EDP land use element, because the site is within an area designated as Residential/ Commercial Combining area. 10-403. 2 - Where a minimum of 6,000 square feet of lot area is provided ..for one dwelling unit, and. 10,000 square feet of lot area for duplexes and where 800 square feet of usable yard area is pro-ided for each unit. Section 2. The City Council hereby finds that the proposed amendment is in general conformity with the Petaluma. General Plan and any applicable Environmental Design Plan, and further, that the public interest, convenience and general welfare will 'be furthered by the proposed amendment. Section 3. That the public necessity, convenience and general welfare require or clearly permit the adoption of the proposed amendment. Section. 4. The. City Council finds that the ordinance is exempt from the requirements of. the California Environmental Quality Act Guidelines, per section 1530.5. ORD. NO. 1562 NCS Section 5. The City Clerk is hereby directed to post/jr&b*-jh this ordinance for the period and in the manner required by the City charter. INTRODUCED and ordered posted/ this llth day of October 1983.
