RECLASSIFYING AND REZONING CERTAIN LAND<S KN.OWN AS THE RANCHO
ARROYO BUS.INESS ,P.ARK FR:OM :M-L (_LIG'HT INDU'STRIAL) AND FPC
(FLOOD PLAIN COMBININ:G) TO P.C.D. (PLANNEp GOM~MUNITY DISTRICT) AND
FPC (FLOOD PLAIN COIvIB'INING) LOCATE°D GEN.ERAI,LY BETWEEN THE PETALUMA
RIVER AND U. S.. 101, PETALUMA BLVD . NQRTH AND CORONA ROAD .
BE IT ORDAINED BY T.HE COUNCIL OF THE CITY. OF PETALUMA AS
FOLLOWS :
Section 1. The Ci'ty Council finds that the; Planning Commission filed
with the City Council on ,September 19, 1983, its report as set forth in its
minutes of August 9, 1983 (Item No. 3.305), r.ecommend~ing the adoption of an
amendment to Zonin,g Ordinance No. 1072 N. C.:S ., by reclassifying and
rezoning certain lands beirig more particularly described below from M-L
(Light Industrial) and FPC (Flood Plain. Combining) to P.C.D. ( Planned
Community District) and FPC (Flood Plain Combini~ng) :
AP Nos. 150-020-02, 3, 4, & 5; 7-412 8& 11, and Petaluma and Santa
Rosa Raiiroad rig_ht-of-way between Corona R'oad and Pe,taluma Boulevard
North and portioris of AP Nos. 1"50-020-01„ 7-412-10, 12, 18, 19, 20, 23
& 24 which lie outside the floodway zone. The area is located between
the Petaluma River and U. S. 101 between P'etaluma Boulevard North and
Corona Road.
Section 2. The City Council further finds that said Planning Commissiori
held a public hearing on said proposed amendment to Zoning Ordinance No.
1072 N. C. S. , on Au~g:ust 9,1983, after giving notice of said hearing in the
manner, for the period and in the form required by said Ordinance No. 1072
N.C.S.
Section '3, Pursuant to the provisions of Zoning Ordinance No. 1072
N. C. S., THE City Gouncil finds that the proposed amendment is in general
conformity with the Petaluma General Plan and its Environmental Design Plan
Element, and further,, that the public interes,t, convenience and general
welfare w'ill be :furt'hered by the proposed amendment. ~
Section 4., T,he Cify Couneil finds that the requirements of California
Environmenta~l Quality Act Guidelines Section 15.083 have been satisfied and

hereby incorporates by reference the Environmental Impact Report certified
by the City Council in 1981.
Secti'on 5, Pursuant to the provisions of Zoning Drdinance No. 1072
N. C. S., and based upon the evidence it, has received and in accordance with
~ the findings made, the Gity Council hereby adopts an amendment to said
Zoning Ordinance N,o. 1072 N. C.S ., so as to reclassify and rezone said
property hereinbefore .referred to in accordance with the recommendation of
the Planning Cornmis"si'on .
, Section 6.. The City Clerk is hereby directed to postl~h this
ordinance for the period..:and in the ma~nrier 'required by the City Charter.
