~~ BE IT ORDAINED BY THE COONCIL OF THE CITY OF PETALUMA AS FOLLOWS:

Section 1. Article 1, Section 1-203, (definitions) of the Zoning
~.~,~ry Ord
~ inance No. 1072 N.C.S. is hereby amended to read as follows:

"Accessory Dwelling:" A si:ng]e family dwelling,
subordinate to an existing single family dweTling,
which meets the cri°teria outlined in Section 21-40a".
Section 2. Article 6, Section 6-405 is hereby added to Zoning Ord-
inance No. 1072 N.C.S., to read as follows:
"6.405 - Accessory Dwellings, in accordance with the
provisions of Section 21-40'a."
Section 3. Article 21, Section 21-40~i:s hereby added to Zoning
Ordinance No. 1072 N.C.S., to read as follows:.
"21-40~= Accessory dwellings. As conditional uses one
accessory dwelling per single family lot majr be permitted
only where:
21-40~.1- The lot contains not more than one existing single
family dwelling.
21-40~.2- The proposed accessory dwelling meets the follow-
ing standards:
21-4'Og.21- Does not exceed one story or sixteen feet in .
height if detached or occupy space above the first floor if -
an addition to an existing dwelling.

21-40g'-22- Does not exceed 64,0 square feet in floor area.
21-40g-23- Can meet full front, side and rear yard setback
requi rements. of the zoni ng di~s'tri ct.
21-40g-24_- Has available one off street parking space per
bedroom~or other room suitable for sleeping purposes in
additi:orr to off street parking required for the existing
unit.°
Section; 4. The City Counc~il_ finds that the requirements:of
California Environmen~tal Quality~ Act Gu'id'elines Section-1~5'083 have been
satisfied and hereby incorporates by refe'rence the Negative.Declaration
adopted by Resolution No. 94`97 N.C..~S:,•.dated Jul"y'12 .~ ~ lgg2,
Section 5. The Gity`Clerk is hereby d.irected to post/publish this
ordinance for the period and in the manner requ'ired by the City Charter.
