Roland Bond AN ORDINANCE -AMENDING ZONING.ORDINANCE NO. 1072 N.C.S. BY ADDING TO SECTION 1-203 THE DEFINITION OF*ACCESSORY DWELL- ING, BY'ADDI,NG SECTION 6.405 TO PERMIT ACCESSORY DWELLINGS AS CONDITIONAL USES IN ONE FAMILY RESIDENTIAL DISTRICTS J� AND TO ADD SECTION 21-40� TO ARTICLE 21, PROVISIONS APPLY- ING TO CERTAIN ACCESSORY USES, AND ALL CONDITIONAL USES, �a DEFINING THE.CRITERIA FOR DEVELOPMENT "M OF ACCESSORY DWELLINGS BE IT ORDAINED BY THE COUNCIL OF THE CITY OF PETALUMA AS FOLLOWS: Section 1. Article 1, Section 1-203, (definitions) of the Zoning Ordinance No. 1072 N.C.S. is hereby amended to read 'as follows: "Accessory Dwelling:" A si-ngle family dwelling, subordinate to an existing single family dwelling, which meets the criteria outlined in Section 21-405 . Section 2. Article 6, Section 6-405 is hereby added to Zoning Ord- inance No. 1072 N.C.S., to read as follows: "6.405 - Accessory Dwellings, in accordance with the provisions of Section 21-401a." Section 3. Article 21, Section 21-40�a hereby added to Zoning Ordinance No. 1072 N.C.S., to read as follows:. "21-40g- Accessory dwellings. As conditional uses one accessory dwelling per single family lot may be permitted only where: 21-40;.1- The lot contains not more than one existing single family dwelling. 21-40F.2- The proposed accessory dwelling meets the follow- ing standards: 21-44.21- Does not exceed one story or sixteen feet in height if detached or occupy space above the first floor if an addition to an existing dwelling. 21-401'-22- Does not exceed 640 square feet in floor area. 21-408-23- Can meet full front, side and rear yard setback requirements. of the zoning district. 21-40g-24_- Has available one off street parking space per bedroom -or other room suitable for sleeping purposes in addition to off street parking required for the existing unit.
