4. The applicant must submit a complete landscaping and irrigation plan
• for Director of Community Deve•lopment approval prior to issuance of
building permits. ~
5. All existing trees along the creek and along ricNear A~enue shall be
preserved. Any other trees to be semove.d:shall.be subject to approval
by the Director of Community Development,
6. No permanent structures or fence"s shall be .constructed within twenty-five
(2S) feet of the drip line of trees loca.ted along the creek.
7. The internal pedestrian path system shall be expanded to provide
more direct access to th'e northwest~and southwest corners of the
site.
8. Parking spaces shall measure a minimum of ten (10) feet in width by
twenty (20) feet in length. Decorative d,riveway designs such as
the cut-out technique shall be integra~ted into plans.
9. All duplex structures shall be set apart tiy a minimum of ten (10)
feet. •
10. No structures or fencing shall be located within twenty (20) feet
of McNear Avenue.
11. Private street.ligfiting should be of the low-level guide post type
at higher elevations. ~
12. Light standards and luminaires for:the.private streets must be sub-
mitted to the Director of Co.~nunity Development for approval prior
to issuance of building permits.. ,Woo'd standards or dark brown•or
black painted standards would; be pr,e~ferred.

13. No reflect-ive glass should be~employed on wes't facing building

14. The applicant shall delete the stnictures on lots 37/38 and shall
relo.cate these structures to a~l•ocation southerly of lots 19/20
if the City Engineer finds no;probl;em with the two new lots

structures, and private st~eet~ alignment.
