All residential security provisions indicated during the allotment

procedure -shall be'integrated:Anto the building plans.

All electrical, me-chanical.,, pumping and .garbage facilities shall be
adequately screened with.arthitectural features or decorative fences.
3.
The applicant shall - submit -revised architectural plans .to the Site .Design
& Architectural Review Committee for their approval prior to issuance of
building permits. -Said plans shall include., but shall not be limited to
the 'following:
(1) Fjodified architectural treatment of. model types A,'B, and C ,
including color schemes and. architectural treatment (balconies,
trellises, siding, etc::).
(2) Variations on the garage front and side elevations.

The applicant must submit a complete landscaping and irrigation plan
for Director of Community Development approval prior to issuance of
building permits.

A11 existing trees along the creek and along McNear Avenue shall be
preserved. Any other trees to be removed.-shall.be subject to approval
by the Director of Community Development,

No permanent structures or fence's shall be .constructed within twenty-five
(25) feet of the drip line of trees located along the creek.
7. The internal pedestrian path system shall be expanded to provide
more direct access to the northwest -and southwest corners of the
site.
8. Parking spaces shall measure a minimum of ten (10) feet in width by
twenty (20) feet in length. Decorative driveway designs such as
the cut-out technique shall be integrated into plans.
9. All duplex structures shall be set apart by a minimum of ten (10)
feet.
10. No structures or fencing shall be located within twenty (20) feet
of McNear Avenue.
11. Private streetlight ng should be of the low-level guide post type
at higher elevations.
12. Light standards and luminaires for:the.private..streets must be sub-
mitted to the Director of Community Development for approval prior
to issuance of building permits.. Wood standards or dark brown, or
black painted standards would,be preferred.

13. No reflective glass should beiempl6yed on west facing building
elevations. "
14. The applicant shall delete the structures on lots 37/38 and shall
relocate these structures to a•location southerly of lots 19/20
if the City Engineer finds no;probl;em with the two new lots
structures, and private street, alignment.
