Section 2201~404 - Plann:ing Commiss'~on. The City Plan-
ning Commiss-ion of~the City of;'~Petaluma shall act as the
adviso:ry agency to the City Couricile It is charged with
making investigations, reports,• and recommendations on
proposed subdi.visions as to the>ir conformance to.the
General Plan, the En.vironmental; Design Plans and this
ordinancea The Pianning Gommission shall re~ort its
actions~and recommendations coricerning the subdivision
to the City Councila
Section 22a1.405 - City Council',: The City Council of
the City of Petalama shall have~final jurisdiction in
the appr.oval of tentat•ive and f"inal subdivision maps,
the establishment q.f requirements for and standards of
design of pubTic improvements, and the acceptance of
lands and public improvements that'may be proposed for
dedicatiom as a result of the 5ubdivision process.
Section 2;2A1e4:06 - Other Public Agencies. Maps of pro-
posed subdivis:ions shall be r.eferred to all special
distr,icts, governmental,boards; bureaus, utility compa-
nies, and o.ther agencies which.provi.de public and private
facilities and servicess to sa.id subdivis~.on and to such

ARTICLE 2 - DEFINITIONS
W~e~ever any words or phrases used• in this ordinance are
not defined herein, but are defined~ in the Subdi:vision
Map Act af the ~3us:iness and~ P~ofess=ions ~ode of the
State of California, oi iri the Zoning Urdinance of the
City of Petaluma, such definitio:ns are incorporated here-
in and shall apply as though set forth herein in full,
unless the context,clearly indicates a contrary intentiona
BLOCK shall mean an area of~land within a subdivision
entirely bounded by any streets; (other than alleys), free°
wayso railroad rights-of-way, natural barr-iers, or the
exterior boundaries of the subdivision. ,

CONDOMIN,I'UM shal'l mean a property conforming to t'he defin;i-
tion set forth in Section 1350 of the Civil Code of the

-COMMUNITY APARTMENT PfiOJ~CT shall mean a property com-
forming t~o the definition s'et forth in Section 11004 of` ~
the Business and Professions Code, State of California.
:FI:NAL-MAP shall mean•a map; prepared in~accordarice wit~h ~
the pxovi:sions of~the Subdi-vision Map Act and of this
ordinance, designed to be placed~o:n~r.ecord in the of'f'ice-
of th'e Sonoma County Recorder. ~
FLA~.~: I,OT sha11 mean, a lot :na~ing its ~uildable ar:ea re-
nioved from a public streefi,: and being connected to~the
street by means af a narrow extension ox~acces,s str'ip.
GENERAL PLAN shall mean the General Plan for the future
development o,f the City of ~etaluma, adopted-in-1962,
and any subsequent amendmen~s theretoo
INTERSE,CTION shall mean the place at vahich two or more
streets meet.~ - ~
LOT ,shall :mean a parcel or port;ion -of~ .land, establ.ished
for purpo,ses of sale, lease,.finane:e, di.v_ision of interest
or separate use, separ;ated from other lands by description
on a. subdivision map, or parce`1 map. __ ~ _
MAP ACT shall mean the Subdivis'ion~Map Act of the . -
Ca~ornia Bu•s°ines;s arid Professional Gode ,
PARCEL MAP shall mean a map prepared in accordanee with
t_ e p'rovi's.i~o,ns of this or~d_inance,. desi.gned~ to be placed
on record in the off'ice of the Sonoma County Recorder,
and providing for the division~of land which mee.ts tlie
conditions se:t forth in subdivi;sions (b~ and (c) of S'ec-~
tion 11535 of the Map Act. "
PARCEL MAP SUBDIVISION shall mean any real prope.rty, in-
c u ing con ominiums,~planned unit development, or resub-
division, improved or unimproved, divi,ded into four ~4)
or fewer lots, either by establishing new lot lines or
changing existing lot lines, for the purpose of sale,
lease, tr:aris.fer of title, division of interest,.financing
or~separate use. A Parcel Map Subd'ivision shall also
mean a division of real property conforming tb the provi-
sions of Sectio:~ 1_l'535 (c). of the Map Act. Any such
division made solely for street widening purposes shall
not be considered.a Parcel Map Subd:ivi.sion. ,
A Parcel Map S.ubdivision does not include conveyance or
tr,ansfer of l~ands or any interest therein to any agenc.y
having the power o;f eminen-t domain. .

COLLECTOR STREET shall mean a street designed to
collect arid distribute traffic between local streets
and arterialso ~
CUL~DE-SAC shall mean a 1oca1 street open at only
orie end~, which~has a turn-around for vehicles at the
closec~ end~ ~
~'REEWAY shall mean a div~:ded arterial highway designed
for through traffic raving grade-separated intersec-
tions and fu11 control ot access.
FRONTAGE ROAD shall inean a street adjacen"t and aux-
iliary to a freeway or arterrar, and se;parated t~~re-
from.by a divider strlp, which ~street provide~ access
to abutting property'. ~
INDUSTRIAL STREET shall mean a st~eet whicli serves
an industrial area and connects sa.d area t~ the
