P.U.D. (PLANNED UNIT DEVELOPMENT-) DISTRICT FOR 7.41
ACRES LOCATED ON THE EAST SIDE OF U - .'S. HIGHWAY 10 -1,
BOUNDED ON THE SOUTH BY LINDBERG LANE AND DEAD ENDING
KRESKY WAY TO THE _EAST AND STUART DRIVE TO THE NORTH.
IT ORDAINED BY THE COUNCIL OF THE CITY OF PETALUMA AS FOLLOWS:
Section 1, That the City Council finds that the Planning Commis-
sion filed with the City Council on the 20th day of February, 1974, its
report as set forth in its Resolution Z1 -74 recommending the adoption of
an amendment to the Zoning Ordinance No.. 1072 N.0 -.S. by reclassifying
and rezoning certain lands being more particularly described as follows:
All that certain real property situate, lying and being in the
City of Petaluma, County of Sonoma, State of California, more parti-
cularly described as follows:
Being a portion of. Lots 5, 6, and 7 as numbered and desig-
hated upon the Map pf ,Suburban Homes, recorded March 31,
1915 in Book 32 of Maps at page 18, 'Sonoma County Records,
more particularly described as follows:
BEGINNING at a, point in the centerline of Lindberg Lane at
the common corner of Lots 6, 7, 12 and 1.3 shown on said
Map of Suburban Homes; thence from s;ai.d Point of Beginning,
North 54 31' 30" West 2'51.09 feet; North 34 25' 30" East
141.28 feet to a point in the southwesterly line of Map of
"Amstone Subdivision No. 1 ", recorded in Book 74 of Maps
at pages 25 and 26, Sonoma County 'Records thence along said
line, 5.11..27 feet to.a point in the southeasterly line of
Map of "'Montclair Manor Subdivision Unit No. 1 ", recorded
in Book 70 of Maps at pages 19 20 and 21j Sonoma County
Records; thence along said line°, South 35 27' West 219.79
feet to a point in the easterly ,right of way Line of State
Highway 101; thence along said right of way line, southerly,
on the arc of a curve to the right, from a tangent bearing
South 24 08' 23" East, with a radius of 3090.00 feet, sub-
tending a central angle of 2 02" 34" an arc distance of
110,17 feet; South 2.0® 45' 25" East 209.4'2 feet.; South 22
07' 2'0" East 579.02 feet; and South 48 38' 37 " East 18.58
feet to a "point in tthe centerline of'the a-f'oresaid Lindberg
,'L'ane; thence along said centerline, North 34 25' 30 East
+707¢51 feet to the Point of Beginning.
CONTAINING an area of 7.411 acres, more or less.
Section '2 _ The City Council further finds that said Planning
Commis's'ionheld hearings on said proposed- .amendment to the Toning Ordi
nance No. 1072 N.C.S. on the 2'Oth day of February, 1974, . after having
given notice of said hearings in the manner, for the period, and in the
form as. required by said Ordinance No. 1072 N.C
Section 3 , That pursuant to the p rovisions of Zoning Ordinance
No 1072 N.C..S ®, the City Council held a public hearing and finds that
the proposed amendment is in general conformity with the Petaluma General

Plan and the Environmental Design Plan, and further, that the,pub,lic
interest, convenience and `g.eneral welfare will be furthered by the ,pro-
posed amendment
Section, 4 . That pursuant to Section 19- 900 and'Sections 1.9.901.1
- through 19.901.4 of said Zoning Ordinance No 1072 N.!C,.S.,, the City
Council further fi -nds .as follows:,
(a) The plan for the, proposed development clearly `r`esuits " in -'a-'
more desirable use of land and a better - physical environment than would
be possible under any .single zoning, district or combination of zoning
districts.
(b) The property has a suitable relationship to one,_'(l) or more
thoroughfares and, said thoroughfare La adequate to carry any additional \
traf_fi,c generated by the development.
(c) The plan for the propo.sied development •presents a unified and
o- rgani.zed arrangement of buildings and service facilities which are appro-
pri,ate in relation 'to 'adjacent- or nearby properties and that adequate,
landscaping and /or screening is included if necessary to insure compatibility.
(d) The natural and scenic qualities of the site are protected, with
adequate available public and.pr-ivate spaces designated on the: Develop.
ment Plan.
(e;) The development of the subject property,.in the manner pro T
posed by the applicant, will not be detrimental to the public welfare
will be in the best: interests of the, City and will be in keeping with the
general intent and spirit of the zoning ; regulation of'tihe City of Peta
luma, with the Petaluma General Plan,, and with an y a licab.le Environmental

� 10172 N.C'.S., and based upon. the evidence it has received ;and in accordance

Zoning ordinance Noy. 1072, 'N.C.S,. so as to reclass'ifv and; rezone said pro-
perty hereinbef:ore: described from R -1 -6,500 (,Single-family Residential
District) to a P..U...D, (Planned Unit District).
Section 6 . The City Clerk be, and she is hereby directed to pub-
lish this Ordinance for the period and in the manner required by the City
Charter.
