CAP'N SIMS BUILDING
Executive Director John Scharer reported the Committee met on May
20, 1986 to review the proposals submitted for the acquisition of the
property known as the Cap'n Sims Building. Subsequently, a cash offer
to purchase the building was submitted. After some discussion relative to
the future use of the property, it was agreed the Commission's goal is to
have the building preserved and restored to reflect its historical heritage;
and, to be assured the building would be used for retail sales.
Mr. Jeff Harriman expressed concern as to the Commission's approach to the
disposition of the property. Thereafter, it was the consensus of the
Commission to accept sealed offers for the building by 5:00 p.m. on June
13, 1986 and to consider the offers to purchase at the next Commission
meeting on June 16, 1986. After discussion, staff was directed to send out
a new notice to bidders to reflect the following: proposals to be sealed; a
minimum cash price of $155,000; loo of the offered price to accompany
proposal; 15% of the offered price to guarantee renovation in one year after
close of escrow; approval of Site Plan & Architectural Review Committee
within 120 days of the close of escrow; a deposit to accompany the offer to
guarantee completion of the renovation within one year after purchase which
deposit would be refunded upon completion of improvements by the City's
Site Plan & Architectural Review Committee.
The meeting was adjourned at 4:00 p.m.
