AMENDING AND MODIFYING ARTICLES 2 ,.- AND SECTIONS 2 -10:0, -204, '2- 204(8), 6- 303(a), 6- 304 (a) , 6-403(a) AND 7 -401 .AS - INDICATED IN THE BODY OF THIS ORDINANCE. INTRODUCED BY-COUNCILMAN SECONDED COUNCILMAN r BE IT ORDAINED BY,THE COUNCIL OF THE CITY OF PETALUMA,.AS FOLLOWS:. Section 1 . Article 2, Section -100. of Zoning Ordinance No. 662 N.C.S. is hereby amended to read as shown on Exhibit "A" at- tached hereto and made part hereof. Section.2 Article 2, Section 2-204 Zoning Ordinance No. 662 N.C.S. is hereby amended by adding thereto Paragraph (i)'to read as follows: "Existing dwelling units and accessory "structures, established in accordance with.regulations- which applied at the time of their construction and prior to December 2, 1962, within any residential district which have an established sideyard set- back of less than 5 feet, but not less - than 3 feet, may con- tinue this setback for additions to these structures." Section 3 . Article 2, Section 2-204(g) Zoning Ordi- nance No. 662 N.C. -S. is hereby modified to read as..follows: "Fences,.walls, and hedges not over.6 feet in height; and walks, driveways, and retaining walls may occupy any required yard or other open space, except that fences, walls in the front yard setback area or along the er:ty line of a reversed corner lot where it yard setback area of the adjoining key lot, 3.-5 feet in height, and all fences, walls, ways and retaining walls will be subject to cribed in Section 2 -503 of this ordinance." and .hedges located .rear or side prop - abuts the front shall not exceed zedges, walks, drive - the limitations pres- � Section 4 . Article 6, Section 6- 304(a) of Zoning Ordinance Nog 662 N.C.S. is hereby amended by adding thereto the following uses: All uses permitted in the C -H District, Cold storage plants, Columbariums and crematories, Dairy products plants, Exterminators,. Feed and fuel stores, Freight forwarding terminals, Hay sales, a Ice storage houses,. Mattress repair shops, Packing and crating, Railroad stations,, Storage yards for commercial vehicles, Fire sales, retreading and recapping, Used car sales, Veterinarians' offices and small animal hospitals, including short-term boarding of animals and incidental care such as bathing and trimming, provided that - all operations are conducted entirely within a comp,le'tely.enclosed'building which complies with specifications of soundproof construc- tion which shall be pres.cribed.by the'.Building Official. Warehouses except for storage of fuel or flammable liquids,. 'Wholesale establishments, and Other uses, which are added to this list by the City Planning Commission in-accord with the procedure prescribed in Article 16. Section 6. Article 6, Section 6- 403.(a) of Zoning Ordinance No. 662 N.C.S. is hereby amended to read as follows: Cold storage Columbariums and crematories, Dairy products plants, -3- Ekt'ermina , or s,, Feed. and fuel stone's,,.
