FINAL MINUTES
1. CALL TO ORDER
Meeting called to order at 07:00 PM
2. ROLL CALL
PRESENT: Diana Gomez, Gina Benedetti - Petnic, Bill Wolpert, Jennifer Pierre, Jocelyn Yeh
Lin, Richard Marzo, and Dave King.
ABSENT: None.
3. PUBLIC COMMENT
The Commission will hear public comments only on matters over which it has jurisdiction. There
will be no Committee /Commission discussion or action. The Chair will allot no more than three
minutes to any individual. If more than three persons wish to speak, their time will be allotted
so that the total amount of time allocated to this agenda item will be 15 minutes.
4. COMMISSION COMMENT
A. Council Liaison — Dave King
Council member King reported that at their last meeting, the Council reviewed the 2016/17
budget scheduled for adoption on May 23rd . He suggested that the public review the executive
summary for a concise outline of last year's major accomplishments. He stated that the budget
situation is manageable; there is a small surplus but funds are tight. The Council is considering a
sales tax measure in the fall for roads in the City. The Council also reviewed the County Climate
Action Plan 2020. Mr. King stated that the County is on it's way for it's goal for 2020 emissions
and is ahead of most counties in the State. This report is available for public review. One last

item of importance, the Petaluma Blvd North water main replacement award went through and
construction will start up soon.
B. Pedestrian and Bicycle Advisory Committee — Richard Marzo
Commissioner Marzo had nothing to report.
C. Tree Advisory Committee
Commissioner Benedetti - Petnic reported that the last Tree Advisory Committee met on April
20th and the Committee has been very busy with projects that have been self - generated. They
made revisions to the street tree list which is available online with a section dedicated to tree
water assessment. A subcommittee has been working on a Tree Technical Manual, addressing
street tree maintenance and care and will be reviewed at their May meeting. This manual will
be available on the City website and will be a helpful resource for the community. The
Committee celebrated Arbor Day by planting seven trees at an event held on April 16th at Fox
Hollow Park.

S. STAFF COMMENT
A. Planning Manager's Report
Planning Manager, Heather Hines, reported that at their last meeting, the Public Art Committee
decided to terminate their Water Street RFP /RFQ process. They felt that the finalists' proposals
did not meet the objectives of the project. Ms. Hines also noted that the City has hired a new
Assistant City Attorney, Lisa Tannenbaum, who will be introduced at the next Planning
Commission meeting.

parking and tenant amenities in the MU -1A Zoning District located at 817,
821, and 825 East Washington Street made by Jocelyn Yeh Lin, seconded by
Richard Marzo.
Vote: Motion carried 7 - 0.
Yes: Diana Gomez, Gina Benedetti - Petnic, Bill Wolpert, Jennifer Pierre,
Jocelyn Yeh Lin, Richard Marzo, and Council Member King.
Motion: Approve Site Plan and Architectural Review and Conditional Use Permit with
revisions for construction of a 24 -unit apartment building with on -site parking
and tenant amenities in the MU -1A Zoning District located at 817, 821, and
825 East Washington Street made by Bill Wolpert, seconded by Gina
Benedetti - Petnic.
Vote: Motion carried 7 - 0.
