Meeting called to order at 07:00 PM.

The Commission will hear public comments only on matters over which it has jurisdiction. There
will be no Committee /Commission discussion or action. The Chair will allot no more than three
minutes to any individual. If more than three persons wish to speak, their time will be allotted
so that the total amount of time allocated to this agenda item will be 15 minutes.

B. Pedestrian and Bicycle Committee — Richard Marzo
Commissioner Marzo reported that the Pedestrian and Bicycle Advisory Committee met last
week. The main item was the introduction of the Brody Ranch project which is a 16 -acre parcel
on Corona Road and Sonoma Mountain Parkway. The project is a Planned Unit Development
consisting of 59 single - family homes, 138 condos and one duplex. The Committee reviewed the
plans and improvements and discussed the project's accessibility to the SMART train station
and its access points as well as the street, sidewalk and bike lane improvements.

5. STAFF COMMENT
A. Planning Manager's Report
Kevin Colin, Deputy Planning Manager, reported on upcoming meetings. At the July 26th
meeting, the Burdell mixed use project will return for historical SPAR review as well as a zoning
change request project. At the August 9th meeting, there will be two historic projects for HCPC
review and an alcohol serving business conditional use permit. The Brody Ranch project will
likely be coming to the Commission later in the summer pending EIR circulation and public
review.

John Crowley, Petaluma resident, stated that 23 years ago he saw plans for a bike path along
the Petaluma River. Now the bike path is slowly fading with the plans for the Marina
apartments, considering that the City Council chose to move the project ahead without the bike
path. Mr. Crowley is concerned about the disappearance of a bike path along the Petaluma
River and finds it a bad precedent for future projects.

the Petaluma Marina Planned Community District for the Marina Drive
Apartments Project made by Richard Marzo, seconded by Bill Wolpert.
Vote: The motion failed 1- 3.
Yes: Richard Marzo.
No: Diana Gomez, Bill Wolpert, and Jocelyn Yeh Lin.
Absent: Gina Benedetti - Petnic, Jennifer Pierre, and Dave King.
