BY REZONING ASSESSOR'S PARCEL NOS. 7-401-4 & 6 AND
7-391-7 & 8 (GENERALLY LOCATED ON THE SOUTHERLY SIDE
OF CORONA. ROAD BETWEEN -U.S. 101 FREEWAY AND McDOWELL
BOULEVARD NORTH) FROM AN M -L (LIMITED INDUSTRIAL) ZONE
OR DISTRICT TO AN R -M-1,500 ZONE OR DISTRICT.
BE IT ORDAINED BY THE COUNCIL OF THE CITY`.OF,PETA:LUMA AS FOLLOWS:
Section 1. That the City Council of the City of Petaluma
finds.that the Planning Commission filed with the City Council
on the 18th day of December, 1968 its report as set forth in Res-
olution No. Z15-68, duly adopted by the Planning Commission on the
17th.day of December, 1968 not recommending the adoption of an
amendment to the Zoning Ordinance No. 662 N.C.S.. by reclassify-
ing and rezoning from an M -L Zone or District -to -an R -M-1,500
Zone or District that certain real.pr'operty more particularly
and specifically bounded and described a's follows, to wit:
BEGINNING at a point on the northwesterly, line of that
certain 14.009 ;acre parcel of hand conveyed to the State
of California'by Final Order of Condemnation Case No.
38060, Parcel I.I, recorded January 25, 195=5 in Volume
1324, Page 1:6,, Official Records of Sonoma County, Calif-
ornia, Distant thereon N 35°58'`23" E., 2'341.07 feet from
the most westerly .corner of said 14.00;9' acre,parcel;
thence along the northerly line of.U. S'...Highway 101
N 54°04'48'` W, 4091.80 feet thence on a curve to the
right, tangent to the preceeding course, having a.radius
of. 100 feet, through a central angle of 7215.2'20", a
distance of 127.19 feet-; thence; N 18°48'12"' E', 261.01
feet;, thence .on a curve to the, -right -,-tangent to the pre-,
ceeding course; having a radiu's of 15,00, ,feet,•through a
central angle of 10153'38",, a distance o;f 28:5.20 :feet;.
thence N29041'50"E, 98.54 feet to the-southeasterly.lne
of Corona Road; thence leaving said southeasterly line
of Corona Road S 54004'08" E, 60.36 feet to.a 3 inch
bronze cap in concrete, marking the..most northerly:cor-
ner of that certain parcel conveyed to Pacific,Gas &
Electric Company by -Deed, recorded March 23, 1962 in
Volume 1880, Page 14, Official 'Records- of, Sonoma County;
thence along the line of said P:acifi;c.Gas and Electric
Parcel S . 2904115,011 W, 92...90 feet. to. a 3 bronze cap in
concrete; thence on a curve to the left, tangent to the -`-

preceeding course, -having a radius of 1440 feet, through
a central angle of ,10°28'-30'°, a distance.of '263.27 feet
to a 3" bronze cap in concrete; thence ;S 54004108" E,
447.38 feet to a 3" bronze cap in concrete; thence
N 35°55'52" E, 300.50 feet more or less to the south-
westerly line of that certain parcel conveyed to Manuel
Lemos and Marie-Lemos-I by Deed; recorded March 26, 1923.
in Book 38, Page 440, Official Records of Sonoma County; -
thence leaving the line of said Pacific Gas and Electric
Parcel (1880 0.`R. 14), and along the southwesterly line
of said Lemos Parcel S54°04'08"E, 502.92 feet to the most
southerly corner thereof, being also the most westerly
corner of that certain parcel described in deed to Showa
Gakuen recorded June 16, 1928 in Book 1.95, Page 476,
Sonoma County Records; thence.leaving the line of said
Lemos Parcel, and along the line of said Gakuen Parcel,
S 54004'08" E, 142.10 feet; thence N 35.042'52" E, 438.00
feet to the southerly line of McDowell Road; thence leav-
ing the line of said'G'ak,uen Parcel, and along the south!
erly line of McDowell Road S 540001 E, 721.14 feet more
or less to the southwesterly line of the right-of-way of
the Northwestern Pacific Rail,road',• thence leaving the
southerly line of McDowell Road., and along the south—
westerly line of said right-of-way, S 39040'2'8" E, 2610.79
feet more or less, to a point of curvature on said North-
western Pacific Railroad right-of-way line; thence on a
curve to the right,, tangent to the preceeding course, hav-
ing a radius of 2834.93 feet, through.a-central angle of
19020'42", a distance -of 957.17 feet to the northerly line
of aforementioned U. S. Highway.101; thence leaving said
railroad right-of-way line, and along the northerly line
of Highway 101, N 57°37'24" W, 756.91 feet; thence N 540.
04'08"W, 239.16 feet tothe point of beginning.
Containing 80.6 acres more or less.
Section 2. The City Council further finds that said Plan-
ning Commission held hearings on said proposed amendment -to the
Zoning Ordinance No. 662 N.C.S. after having given -notice of
hearing in the manner,,for the period and.in the form required
by said -Ordinance No. 662 N X. S .
Section 3. That pursuant to Article,21 of said Zoning
Ordinance No. 662 N.C.S., the City Council hereby.adopts.an.'
amendment to said Zoning Ordinance No. 662 N.C.S. so as to re-
classify and rezone said property hereinbefore described from
an M -L Zone or District to an R -M-1,500 Zone or District.
Section 4. The -City Council further finds that the change
is consistent with the purposes of Ordinance No. 6'62 N.C.S.-as
described in Section 1-100 thereof and that all requirements of
said Ordinance have been met..

Section '5. The City Clerk be., and she is hereby di-recte-d'.
to publish this Ordinance in the Petaluma Argus -Courier, the
official newspaper of the City, including a"map showing the
description of said property to be reclas:si;fied and rezoned
hereunder for the period and in the manner required by the City
Charter.
