SUBJECT: Resolution Approving the Final Subdivision Map for The Oaks at Sunnyslope
Subdivision Project Located at 674 Sunnyslope Road, APN: 019-203-008.
RECOMMENDATION
It is recommended that the City Council adopt the attached Resolution Approving the Final
Subdivision Map for The Oaks at Sunnyslope Subdivision Project Located at 674 Sunnyslope
Road, APN: 019-203-008.
BACKGROUND
Sunnyslope II Subdivision is an 18 -lot subdivision located at 674 Sunnyslope Road. The
subdivision received tentative map approval by the City Council on December 20, 2010. The
final map and improvement plan applications were submitted in July of 2013 and were reviewed
and determined by City staff to meet all the requirements necessary for the City Council to
approve the final map. The project sat dormant over the last few years until a new developer
purchased the site in early 2017. The developer has changed the subdivision name from
Sunnyslope II Subdivision to the Oaks at Sunnyslope Subdivision.
DISCUSSION
The developer, Lafferty Communities, is requesting approval of the final map. The final map and
subdivision improvement plans have been designed to comply with all conditions of approval set
forth in the tentative map approval resolution, other project related legislation, and pertinent City
standards. The developer has met the requirements of the City to obtain City Council approval
for the final map. Once the final map is approved, construction of the subdivision improvements
is expected to commence shortly thereafter.
The developer has entered into a subdivision agreement and posted the necessary bonds to
complete the public improvements. The developer is responsible for constructing the public
improvements required as part of the subdivision and, once completed and found in compliance
with City standards, the improvements will be dedicated to and accepted by the City.
FINANCIAL IMPACTS
The final map and improvement plan applications for The Oaks at Sunnyslope Subdivision are
subject to cost recovery. Costs for staff time spent reviewing the final map and improvement
plans are 100% recovered through application deposits submitted by the developer.

RESOLUTION AUTHORIZING THE FINAL SUBDIVISION MAP FOR THE OAKS AT
SUNNYSLOPE PROJECT LOCATED AT 674 SUNNYSLOPE ROAD, APN: 019-203-008
WHEREAS, the Community Development Director and the City Engineer have
reviewed the final map of the Oaks at Sunnyslope Subdivision and have reported it to be in
conformity with the Subdivision Ordinance, and such reports have been forwarded to and
reviewed by this Council; and,
WHEREAS, the certifications required by law have been endorsed on said map; and,
WHEREAS, the City Council finds that the final map conforms to the requirements of
this City's Subdivision Ordinance and is consistent with, and conforms to the General Plan for
the area; and,
WHEREAS, this Council finds the final map is in substantial compliance with the
tentative map previously approved for the subdivision by Resolution No. 2010-230 N.C.S., the
findings of which are hereby incorporated by this reference as if fully set forth herein.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF PETALUMA:
1. That said final map of The Oaks at Sunnyslope Subdivision is hereby approved, provided
that the conditions, which have been previously set forth in said Resolution No. 2010-230
N.C.S., incorporated herein by reference, shall be carried out; and,
2. That upon execution of the Subdivision Public Improvements Agreement in the form
approved by the City Attorney, and the furnishing of the required improvement security
and insurance, approved as to form by the City Attorney and as to sufficiency by the City
Manager, the City Clerk is hereby authorized and directed to sign the certificate on said
final map certifying that the City Council has approved the same and accepted all streets
and other dedications thereon. The City Clerk shall thereupon cause said final map to be
recorded in the Office of the Sonoma County Recorder.
