on Tuesday, February 17. The wording has been changed (addition of "Status Report"), it has been
moved to the CONSENT CALENDAR, becomes Item 3.E, and a memo has been made available
with agenda revision no. 1, Thursday, February 19, 2009.

SUBJECT: Agenda Items B'. Status Update on Pinnacle Ridge
On January 26, 2009, the City Council postponed action on the second reading of the ordinance
to amend the PUD zoning for the proposed Pinnacle Ridge residential development and directed
staff to set up a meeting between representatives from Pinnacle Homes and the Grevillia Drive
neighbors, and City Council members Glass and Rabbitt, to address outstanding issues and
concerns. The Council had further directed that the parties should attempt to reach consensus by
the City Council meeting of February 23, 2009.
The meeting was held on February 2, 2009 and included the City Manager, City Attorney,
Community Development Director, three representatives from Pinnacle Homes, three
representatives from the Grevillia Drive neighborhood and the two designated Council members.
Discussion was guided by an agenda provided by the neighborhood that focused on 3 issue areas:
• Location, Size, Height and Density of Homes
• Adequate Due Diligence
• Conditions, Covenants & Restrictions (CC & R's)
Two other "additional issues" were part of that list. At the conclusion of the discussion, staff
agreed to prepare a written summary of the discussion and status of each of the identified issues
and the proposed implementation steps for addressing each issue. That summary would be
provided to the Pinnacle and neighborhood representatives, and a subsequent meeting between
those representatives and the City Attorney and Community Development Director would be
scheduled. Copies of the written summary were provided to the neighborhood and Pinnacle
representatives via e-mail on February 17. That did not allow sufficient time for the proposed
second meeting to finalize the remaining implementation steps before the Council's February 23
meeting.
Staff and the respective representatives continue to work toward consensus on these issues so
that the City Council can act on the second reading of the pending PUD ordinance. At this
writing, we have received continents back on the written summary from both the neighbors and
Pinnacle Homes. We will be setting up a meeting to discuss a final response to the Council next
week and would recommend that the City Council continue the action on the second reading of
the ordinance to the meeting of March 2, 2009.
