Summary Statement:
The City Council awarded the contract to expand and renovate the Petaluma Senior Center at their meeting
of August 16, 2004. The contract was awarded to Carr Construction of Windsor, for an amount of
$714,395. The project was value engineered to bring the contract amount within the budgeted funds
available. Change orders totaled $30;112. Total contract amount was $646,457. The project has been
completed per the plans and specifications.

Resolution Accepting the Completion of the Petaluma Senior Center
Expansion Project by Carr Construction of Windsor
EXECUTIVE SUMMARY:
The City Council awarded the contract to expand and renovate the Petaluma Senior Center to Carr
Construction of Windsor. The Project has been completed per the plans and specifications, and staff
is recommending acceptance of the project.
BACKGROUND:
At their meeting of August 16, 2004, the City Council awarded the contract to expand and renovate
the Petaluma Senior Center to Carr's Construction of Windsor, for an amount of $714,395. Staff and
the contractor valued engineered the project to bring the contract amount within the budgeted funds
available. The value engineered amount of the project was $616,345. During the construction a
number of change orders occurred, with the largest involving drainage under the existing Senior
Center structure that totaled $17,000. Total change orders amounted to $30,112. The contractor,
Carr's Construction was extremely helpful in identifying cost savings during the project, thus
keeping the project moving forward while staying within budget.
3. ALTERNATIVES:
a. Approve the resolution accepting the project as complete, and authorizing the City Clerk to file a
Notice of Completion with the County Recorder.
b. Not accept the project. This alternative is not recommended since the contractor performed per
the approved plans and specifications.
4. FINANCIAL IMPACTS:
The project remained within budgeted amounts. Total contract with Carr's Construction was
$646,457.
S. CONCLUSION:
The Contractor has completed the project to expand and renovate the Petaluma Senior Center per the
plans and specifications. Since the project has been completed as required, it is appropriate to accept
the project and authorize the City Clerk to file a Notice of Completion.
6. OUTCOMES OR PERFORMANCE MEASUREMENTS THAT WILL IDENTIFY SUCCESS OR
COMPLETION:
Once the City Council accepts the project as complete, the City Clerk can file a Notice of
Completion with the County Recorder. The Finance Department will release the 10 % retention to
I the contractor thirty-five (3 5) days after the recordation of the Notice of Completion, provided there
2 are no liens on the project.

5 Adopt the Resolution accepting the completion of the project to expand and renovate the Petaluma
6 Senior Center, and authorize the City Clerk to file a Notice of Completion.
