BIGELOW AN ORDINANCE AMENDING THE ZONING ORDINANCE NO. 340 N. C. S BY RECLASSIFYING THE AREA KNOWN AS "NOVAK ANNEXA. TION NO. 4 ", CONTAINING 41.00 ACRES, FROM A "U" ZONE OR DISTRICT TO A "C -1" AND "R -3" ZONE OR DISTRICT. BE IT ORDAINED BY THE COUN- CIL OF THE CITY OF PETALUMA AS FOLLOWS: Section 1. That the City Council finds that the. Planning Commission filed with the Cify_:.Coun6l on . the.. 21st day of May, 1956, its report, as set forth in its .Resolution' No. 54, recommending the adoption of an amendment to the Zoning, Ordinance No. 340 N. C. S. by reclassifying from a "U" zone or district to a "C 1" and "R -3" .zone or district the area known as "Novak Annexation No. 4 ", containing 41.00 acres, as shown on the map attached to said resolution and- to this ordinance, which said property is particularly and specifically bounded and de scribed as follows, .to .wit: All that certain land situate in the• City of Petaluma. County of Sonoma; State of California, and, being more particularly described as follows: Being a portion of Lot 214 of the Petaluma Rancho, the same as shown on that map recorded in Book 21 of Maps, at page 1, Sono- ma County Records, being more particularly described as follows: Commencing at the most norther- ly corner of Novak Subdivision No. 1. as the same is shown on that map as recorded in Book 69 of Maps, at pages 19 and 20, Sonoma County Records; thence from said point of commencement north 36° 19' east 4.16 feet to a point in the southwesterly lot line of said Lot 214_: thence along said lot line north 53 53' 44" west 646.98 feet to the most westerly corner of said Lot 214; thence along the northwest- erly lot line of said Lot 214, north 36 10' 14" east 644.71 feet to where said lot line and the northeasterly edge of the State Freeway (Road IV- Son -1 -F) intersect; from which point Engineer's Station "F" 763-' 10.95 bears south 36 10' 14" west 85.06 feet, said point of intersection being the point of beginning of the parcel of land to be herein described; thence from said point of beginning and along the north -' easterly right of way line of said freeway, south 56° 43' east 2159.19 feet to a point in the City limits line of the City of Petaluma as established by that map recorded in Book 67 of Maps, at .page 1,, Sonoma County Records; thence along said City limits line north 36° 08' 30" east 884.48 feet to the southwesterly edge of McDowell Road; thence leaving said City Um. its line and along the southwesterly edge of McDowell- Road and the northeasterly lot 'line. of said Lot 214, north 54 3,1' 30" west 1750.54 ' feet to the most easterly corner of the lands of Harold and Sive Hendricksen, as described- in that' Deed as re`corded''in Book: 384 of Official Records, at page 224, Sono- ma County Records; thence leaving said lot line 'and along the boun- dary of said lands of Hendricksen, Fouth 35' 29'. 44" west 520.50 feet; north 54° 31' 30" west 417.00 feet, the mo`st;*riavesterly corner of 'the''_ ]ands of "Hendr said point" also being . on the northwesterly lot line of said Lot 214; ^t1fence along said lot line, south 35° 29'. 44" west 446.88 feet to the point of beginning. Containing 41.00 acres. Basis of bearing —Novak Sub- division No. 1, Book 69 of Maps, pages 19 and 20,' Sonoma County Records. Section 2. The City Council further finds that said Planning Commis - sion held a hearing on said proposed amendment to the Zoning Ordinance No. 340 N. C. S. on the 15th day of P.Iay. 1956, after having given notice of said hearing in the manner,, for the period and in the form required by said Ordinance No. 340 N. C. S., ,s amended by Ordinance No. 405 N. C. S. Section 3. That pursuant to Sec- tion 11.15 of said Zoning Ordinance No. 340 N. C. S., as amended by Or- dinance No. 405 N. C. S., the City Council hereby adopts an amendment to said Zoning Ordinance No. 340 N. C. S. so as to reclassify said prop- erty hereinbefore described from a "U" zone or district to a "C -1" and "11-3" zone or district. Section 4. The City Clerk is hereby directed to publish this ordinance in the Petaluma Argus Courier, the offipial newspaper of the City, in- cluding said map showing the de- cription of said property to be re- classified and rezoned hereunder, for the period and in the manner re- ouired by the City Charter.
